The northeast portion of Parking Addition Five does not meet these dimensions. Parking will need to be reconfigured to meet requirements. 14-066 — Baptist Health Schools — 5701 Ranch Drive 1. Site plan must comply with the City's minimal landscape and buffer ordinance requirements. 2. Signage is to be reviewed and permitted separately. 3. Site Layout Plan varies from the plan approved by the Planning Commission (Z-4343-CC). Submit three (3) copies of the revised site plan to Subdivision Administrator Donna James for review and approval. 4. All previously approved landscaping, fencing, striping, dumpster enclosures, ect. to remain must be in good condition or replaced at the completion of this project. 5. Return three (3) copies of the revised landscape plans sheets L-1, L-2, L-3, and L-4 to the Plans Development Administrator. 6. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger. Parking Addition One, Sheet L-1 7. A fifty (50) wide land use buffer is required to separate this proposed development from residential property on the on the northern/northwestern perimeters of the site. A six (6') foot high opaque screen, either a wooden fence with its face side directed outward, a wall, or dense evergreen plantings, is required along these perimeters of the site. Screening is required in all areas that adjoin a property of a more restrictive nature. A minimum of seventy (70) percent of the land use buffer shall be undisturbed. Credit can be given for existing trees and vegetation. • Clarify and note on plan the type of screening to be used and location and type of any existing vegetation. It appears additional screening will be required at the northwestern perimeter where the property abuts that of a more restrictive nature. • Perimeter plantings will be required north of the parking area if existing plant materials do not exist. In addition to the trees shown on the plan three (3) shrubs or vines for every thirty (30) linear feet shall be planted in the perimeter planting strip. 8. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property or the right-of-way of any street. Trees shall be planted with an average linear spacing of not less than thirty (30) feet. The vehicular use area shall be screened from the adjacent right- of-way. Shrubs shall be provided at a rate of three (3) feet on center in order to provide continuous full screening of the view. Seventy-five (75) percent of the shrubs to be used for screening purposes shall be evergreen varieties. City of Little Rock Landscape Ordinance (Sec.15- 96) ■ There is approximately two hundred and eighty-five (285) linear feet of vehicular use area adjacent to the Ranch Drive right-of-way. Ten (10) trees and ninety-five (95) shrubs will be required in this area. Provide four (4) additional trees and eighteen (18) additional shrubs. 9. Trees shall be included in the interior landscape areas at the rate of one (1) tree for every twelve (12) parking spaces. • There are three hundred and forty-five (345) parking spaces and twenty-one (21) trees shown. Add eight (8) additional trees to satisfy the interior requirements. Parking Addition Two, Sheet L-2 10. There is approximately four (400) hundred linear feet of vehicular use area adjacent to the Ranch Drive right-of-way. Thirteen (13) trees and one hundred and thirty-three (133) shrubs will be required in this area. Provide six (6) additional trees and forty-one (41) additional shrubs. Additional shrubs shall screen entry drives from right-of-way. 11. One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building. There is approximately three hundred and eight (380) linear feet of building adjacent to the vehicular use area. Ten (10) additional trees will be required in the general vicinity of the building. Parking Addition Three Sheet L-2 12. Provide additional shrubs at the new entry drive west of the new parking area. Shrubs shall be placed at three (3) feet on center in order to provide continuous full screening of the view of the vehicular use area. Parking Addition Fob Sheet L-3 13. There is approximately three hundred and eight (740) linear feet of building adjacent to the vehicular use area. Nineteen (19) trees and seventy-four (74) shrubs are required.
