Attached you will find a marked -up and approved plan showing the revision and the deletion of these materials. This decision is based on the agreement with the owner that the surrounding mature vegetation and dense understory growth located on site will remain undisturbed, with the exception of minor clearing and grubbing to enhance the overall property. If this existing mature vegetation is removed in the future the site will be subject to comply with the City's minimal landscape / buffer ordinance requirements. Signage is to be reviewed and permitted separately. Landscape plan is not complete. Additional review will be made upon resubmittal. Items that need to be addressed but may not be limited to the following. o The adjacent properties on the east and west perimeters are zoned R-2. Opaque screening, whether a fence with its face side directed outward or evergreen plantings, a minimum of six (6) feet in height shall be required to be placed upon the property line sides of the buffer. o For any site, trees from two (2) different genuses are required. At least twenty-five (25) percent of the trees on the site outside of those required for screening purposes are to be of evergreen variety. o For any site, shrubs from two (2) different genuses are required. At least twenty-five (25) percent of the shrubs on the site outside of those required for screening purposes are to be of evergreen variety. o A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property or the right-of-way of any street. This strip shall be at least nine (9) feet wide. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip. o Provide plant material schedule / legend and size specifications. In order to receive credit trees must be two (2) inches in caliper and shrubs must be eighteen (18) inches in height at installation. o All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Provide notes on plan specifying type and location of mulch, edging, wheel stops, and/or concrete curb and gutter. o An irrigation system shall be required for developments of one (1) acre or larger. For developments of less than one (1) acre a there shall be a water source within seventy- five (75) feet of the plants to be irrigated. Note on plan if an automatic irrigation system will be provided. o Existing trees and vegetation can be used to satisfy the landscape requirements as per Sec 15-52. Trees selected for preservation or planted shall have the area within the dripline fenced with protective fencing and protected from development activities. Note on the landscape plan "existing dense mature vegetation to remain", if applicable. In addition note and graphically represent the protective fencing limits on landscape plan. o Return three (3) copies of the landscape plan to the Plans Development Administrator. 4. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger.
