Any new site development must comply with the City's minimal landscape and buffer ordinance requirements and the PD-O approved by the Planning Commission (file number, Z-8696). 2. Signage is to be reviewed and permitted separately. 3. Landscape plan is not complete. Permit cannot be released until landscape requirements are met. Additional and complete review will be made upon the receiving landscape plan, and survey. Submit three (3) full size copies of the landscape plan and one (1) full size copy of the survey for review and approval. Landscape requirements could include and may not be limited to the following. 4. Screening requirements will need to be met for any vehicular use areas adjacent to the street right of way or any adjacent properties of a more restrictive use. Screening requirements will need to be met for the parking areas adjacent to the Arch Street and Dixon Road right-of-ways. Provide screening shrubs with an average linear spacing of not less than three (3) feet on center and trees with an average linear spacing of thirty (30) feet on center within the required landscape area. There is approximately 360 linear feet of vehicular use area adjacent to the Arch Street right-of- way. A minimum of twelve (12) trees and 120 shrubs will be required in this area. There is approximately ninety (90) linear feet of vehicular use area adjacent to the Dixon Road right-of-way. A minimum of three (3) trees and thirty (30) shrubs will be required in this area. 5. Street buffers are to be provided adjacent the right-of-way of any street. Buffers are to be landscaped the same as perimeter planting strips. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet. There is additional approximate 325 linear feet of property of adjacent to the Dixon Road right- of-way. A minimum of nine (9) trees and thirty (32) shrubs will be required in this area. There is additional approximate 175 linear feet of property of adjacent to the Arch Street right- of-way. A minimum of six (6) trees and eighteen (18) shrubs will be required in this area. 6. For any site, trees from two (2) different genuses are required. At least twenty-five (25) percent of the trees on the site outside of those required for screening purposes are to be of evergreen variety. 7. For any site, shrubs from two (2) different genuses are required. Interior landscape areas shall comprise at least eight (8) percent of any vehicular use area containing twelve (12) or more parking spaces. Trees shall be included in the interior landscape areas at the rate of one (1) tree for every twelve (12) parking spaces. A minimum of six (6) trees will be required to meet the interior landscape requirements. 9. An irrigation system shall be required for developments of one (1) acre or larger. 1Q. Existing mature trees and shrubs can be used to meet landscape requirements if size and species noted on the landscape plan. 11. Return three (3) copies of the revised landscape plan and one (1) copy of the survey to the Plans Development Administrator. 12. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15- 100). Wheel stops, and/or concrete curb and gutter will be required between vehicular use areas and any turf or planting area. 13. All ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way. Screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total height. 14. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger.
