1. Site plan must comply with the City's minimal landscape and buffer ordinance requirements and
the requirements of the Hillcrest Overlay District.
2. Signage is to be reviewed and permitted separately.
3. A landscape plan was not submitted. Permit cannot be released until landscape requirements
are met. Additional and complete review will be made upon the receiving landscape plan
specifying the proposed plant materials, sizes, and the proposed planting areas a method of
irrigation.
4. A land use buffer six (6) percent of the average width/depth of the lot will be required when an
adjacent property has a dissimilar use of a more restrictive nature. A minimum of seventy (70)
percent of the land use buffer shall be undisturbed. Easements cannot count toward fulfilling
this requirement. The property to the north is zoned R-2. A seventeen (17) foot buffer will be
required adjacent to the north property line.
A as a component of all land use buffer requirements, opaque screening, whether a fence or
other device, six (6) feet in height shall be required upon the property line side of the buffer. In
addition to the required screening, buffers are to be landscaped at the rate of one (1) tree and
three (3) shrubs for every thirty (30) linear feet.
5. Screening shrubs must be an evergreen variety and a minimum of eighteen (18) inches in height
at installation. Trees shall be a minimum of two (2) inches in caliper at installation.
6. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-
100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be required.
7. The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
