In addition also include a copy of the change order or a revised plan showing the addition of the Leyland Cypress as per your response to Item 4 of the plan review comments. The documentation will be in the form of video. Near the end of the project the road condition will be re- evaluated. Any pavement damage related to construction traffic will be repaired or replaced at the expense of this project. 3) Little Rock Wastewater responds that it does not seem appropriate for the Utility to install traffic signs outside the limits of their project. Fire Department: 1) Acknowledged, we will await Capt. Tony Rhodes', City of Little Rock Fire Department (LRFD), evaluation regarding fire hydrant coverage requirements. There is an existing fire hydrant located on the site, and is served by a 16-inch diameter Central Arkansas Water (CAW) water line. 2) Acknowledged, a Knox Box will be provided for this property. Please advise regarding the correct model number for the Knox Box and its proposed location for installation. 3) Acknowledged. Re: Building Permit Application #201401961 Project: Cantrell Road Pump Station 1901 Cantrell Road Little Rock, Arkansas LRW Project No: 6130100 (HWEI Project No. 2012118E) Date: April 17, 2014 Our proposed responses to Building Code comments received from the City of Little Rock Planning and Development Department, as outlined in their April 15, 2014 letter, are as follows: Building Codes: 1) Acknowledged, a copy of Specification Section 08410 Aluminum Doors, Windows, and Frames, and a copy of Specification Section 08712 Door Hardware are attached for review. 2) Per Bruce Brown, Brown Engineers, fixtures "AE" are emergency egress lights. 3) Per Bruce Brown, Brown Engineers, the service disconnect is located inside the personnel door of the Electrical Building. Civil Engineering: 1) Acknowledged, Sheets C-3 through C-5 specify that the existing damaged or missing curb and gutter, sidewalk, ramps or concrete driveway aprons will be removed and replaced within public right-of-way adjacent to the site. These improvements will conform to City of Little Rock Standard Details and ADA guidelines. Please refer to Note 1 on Sheet C-4. Per the attached Memo, we met with Mike Hood, City of Little Rock Public Works Department, during the project design phase and confirmed that the extension of concrete sidewalk and curb and gutter along the north side of the site would not be a project requirement since the Bike Trail would soon be relocated to the north side of Cantrell Road. 2012118E%KW041714BP Memo.doc Mr. Kevin D. Meeting with City Planning Department and Public Works Department 2012118B (LRW Project No. 6130100) December 9, 2013 A meeting was held with Dana Carney, City of Little Rock Planning Department, on October 30, 2013, to advise him of the referenced project and to discuss the City's Conditional Use Permitting (CUP) process. Mr. Carney stated that since the site was in a °mature" area of Little Rock that the 9-foot buffer area may be reduced by 25% to 6-9". If proposed improvements encroach this perimeter buffer, a waiver must be requested during the CUP process. Landscaping will be a CUP requirement and will consist of 2-inch caliper trees at 30-feet centers; however, automatic irrigation is not required. Special fencing requirements are not required either. A meeting was also held on this same date with Mike Hood, City of Little Rock Public Works Department, to advise him of the referenced project and to discuss any requirements that might be imposed on the project by Public Works. Mr. Hood stated that a detention pond would not be required since the site is less than 1-acre. Mr. Hood also stated that they would not require pedestrian sidewalks along public rights -of -way since the Riverfront Trail is proposed on the north site of Cantrell Road. Site plan must comply with the City's minimal landscape and buffer ordinance requirements. 2. Signage is to be reviewed and permitted separately. Signage must comply with provisions of approved conditional uses permit. 3. Add note to plan specifying the species and caliper of trees at installation. Single -trunk trees with shall have a minimum caliper of two (2) inches measured twelve (12) inches above grade at planting; or multitrunk trees with a minimum of three (3) canes shall have a minimum caliper of one (1) inch each measured twelve (12) inches above grade at planting. 4. For any site, trees from two (2) different genuses are required. At least twenty-five (25) percent of the trees on the site outside of those required for screening purposes are to be of evergreen variety. 5. Note on the landscape plan the location and type of protective fencing. Trees selected for preservation shall have the area within the dripline fenced with protective fencing and protected from development activities in accordance with Landscape Ordinance Sec. 15-52. Preservation, protection and planting. An irrigation system shall be required for developments of one (1) acre or larger. Provide note on the landscape plan stating an automatic irrigation system shall be provided for all new and existing landscape areas and provide 100% full coverage. For developments of less than one (1) acre a there shall be a water source within seventy-five (75) feet of the plants to be irrigated. Note all water sources on plan if an automatic irrigation system is not provided. Show limits of landscape, turf, and irrigation on plan. 8. Return three (3) copies of the revised landscape plan to the Plans Development Administrator. 9. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger. D.
