WHEREAS, Grantor, City of Little Rock, Arkansas, is the owner of the
following described land lying in Pulaski County, Arkansas, to wit:
A part of the North half of the NE 1/4 of Section 20, T-1-N, R-11-W,
Pulaski County, Arkansas, being more particularly described as follows:
Commencing at the NE Corner of the NE 1/4 of said Section 20, thence run
S01059159"W, 59.86 feet to a point on the south Right -of -Way line for
Sloane Drive; thence N88045'08"W, along said Right -of -Way line 1169.8'�'
feet to the Point of Beginning; Said point also being a point on the East
line of a 50 foot wide Texas Eastern Transmission Corporation Gas Line
Easement; Thence S00001'33"W 1262.26 feet along the East line of the Texas
Eastern Transmission Corporation Gas Line Easement to the South line of the
North half of the NE 1/4 of Section 20; Thence N88046134"W 658.16 feet
along South line to the East Right -of -Way of Zeuber Road; Thence along
said Right -of -Way N01016'34"E 106.14 feet to the beginning of a Curve to
the right with a Radius of 1065 feet, a Length of 464.17 feet, and a Chord
of 460.505 feet; Thence N26°14'54"E 747.74 feet to the beginning of a
Curve to the right with a Radius of 50 feet, a Length of 56.723 feet, and a
Chord of 53.729 feet with the end of said Curve being a point of the South
Right -of -Way line of Sloane Drive; Thence along said Right -of -Way line
S88045'08"E 170.08 feet to the Point of Beginning containing 14.047 acres
(611,881 SF), more or less.
AND, WHEREAS, it is deemed desirable that the above property be now
subdivided as shown on the attached replat of a portion of Area 102 and that
said property be held, owned and conveyed as replatted;
NOW THEREFORE, Grantor, City of Little Rock, Arkansas, for and in
consideration of the benefits to accrue to it, which benefits it
acknowledges to be of value, has caused to be made the Plat hereto attached
showing survey made September 9, 2008 signed by Walter H Spaul, Registered
Professional Engineer, and Lanny Beavers, Registered Land Surveyor, and
bearing a Certificate of Approval executed by the Little Rock Planning
Commission and showing the bounds and dimensions of the property now being
platted, and by the signature of the Circuit Clerk and Ex-Officio Recorder
of Pulaski County, Arkansas, in Plat Book , Page the
Grantor does hereby make this Bill of Assurance.
There are strips of ground shown and dimensioned on said plat marked
"100' AP&L Easement", "50' Railroad Easement", "100' Drainage Easement",
"30' Air Rights to Entergy", "25' Utility Easement" and "30' Sewer Easement"
reserved for the use of public utilities, subject at all times to the proper
authorities and to delivery and dedication hereby of the easements shown on
the said plat.

The land embraced in said Plat shall be forever known as "Tracts F-1
and F-2 Area 102, Little Rock Port Industrial Park of the City of Little
Rock, Arkansas", and any and every deed of conveyance describing the
property by the letters and numbers shown on said Plat shall always be
deemed a sufficient description thereof.
Rebars 1�-inch in diameter have been set or found as monuments to mark
all corners of the property being platted. In the event of minor
discrepancies between the dimensions or distances as disclosed by the
established pins, the pins as set shall control.
Said property herein platted and any interest therein, shall be held,
owned and conveyed subject to and in conformity with the covenants and
restrictions contained in that certain Amendment of Bill of Assurance filed
for record by Grantor on the 13th day of December, 1996, in the office of
the Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, and
appearing of record as instrument 96 85228, as amended.
The considerations set forth are hereby approved by the City of Little
Rock Planning Commission. Any additional requirements, restrictions or
statements are entered without review or action by the Planning Commission
and shall not be considered part of the Little Rock Planning Commission's
requirements for plat approval.
IN WITNESS WHEREOF, the said Grantor has hereunto affixed its seal and
caused these presents to e executed by its duly authorized official.
