TO THE PUBLIC:
WHEREAS, Grantor, George Fischer Sloane, Inc., is the owner of the
following described land lying in Pulaski County, Arkansas, to wit:
A tract of land situated in the North 1/2, North 1/2 of Section 21 Township
1 North, Range 11 West, City of Little Rock, also being a part of Tract B,
Area 102 of the Little Rock Port Industrial Park, as recorded in Plat Book
D page 467, Pulaski County, Arkansas, being more particularly described as
follows:
Commencing at the northwest corner of the said Section 21; thence
S02000'05" W 60.00 feet to the North line of said Tract B; thence
S88°45'06"E along the north line of said Tract B 160.00 feet to the Point
of Beginning at a found 1/2" rebar; thence continuing S88045'06"E along the
north line of said Tract B 2,085.75 feet to the northwest corner of Tract
B-2 as shown on Plat Book G Page 352, Pulaski County, Arkansas; thence
S01014154"W 1,259.91 feet to the southwest corner of Tract B-2; thence
N88047111"W along the south line of Tract B 2,052.54 feet; thence
N00015'36"W 1261.60 feet to the Point of Beginning; said tract of land
containing 59.877 acres (2,608,243 S.F.), more or less.
AND, WHEREAS, it is deemed desirable that the above property be now
subdivided as shown on the attached replat of a portion of Tracts B-3 and B-
4, Area 102 and that said property be held, owned and conveyed as replatted.
NOW THEREFORE, Grantor, George Fischer Sloane, Inc. for and in
consideration of the benefits to accrue to it, which benefits it
acknowledges to be of value, has caused to be made the Plat hereto attached
showing survey made March 17, 2008 signed by Walter Spaul, Registered
Professional Engineer, and Registered Land Surveyor, and bearing a
Certificate of Approval executed by the Little Rock Planning Commission and
showing the bounds and dimensions of the property now being platted.
The lands embraced in said Plat shall be forever known as "Tracts B-3R,_
B-4R, B-6 and B-7, Area 102 Little Rock Port Industrial Park of the City of
Little Rock, Arkansas", and any and every deed of conveyance describing
these properties by the letters and numbers shown on said Plat shall always
be deemed a sufficient description thereof.

There are strips of ground shown and dimensioned on said plat marked
"Railroad and Utility Easement", "20' Utility Easement", "30 Utility
Easement", "Railroad Easement", 11100' A P and L Easement", 1130' Air Rights
to Entergy" and 11100' Drainage Easement" reserved for the use of public and
private utilities, subject at all times to the proper authorities and to
delivery and dedication hereby of the easements shown on the said plat.
Survey monuments have been set or found on all corners of the property
being platted. In the event of minor discrepancies between the dimensions
or distances as disclosed by the established pins, the pins as set shall
control.
Said property herein platted and any interest therein, shall be held,
owned and conveyed subject to and in conformity with the covenants and
restrictions contained in that certain Amendment of Bill of Assurance filed
for record by Grantor on the 27th day of March, 2002, in the office of the
Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, and
appearing of record as instrument 2002127416.
The considerations set forth are hereby approved by the City of Little
Rock Planning Commission. Any additional requirements, restrictions or
statements are entered without review or action by the Planning Commission
and shall not be considered part of the Little Rock Planning Commission's
requirements for plat approval.
In addition to the replatting addressed he:re:i.n, Grantor and .its
successors and/or assi ns shall maintain the lake frontin2 Sloane Drive into
perpetuity. Such maintenance shall include,_ but not =be limited to_keepinq
pump/ f i ltrat ion system in good working order and keeping the lake area in a
clean and, s:ight:a_y manner at all times.

acting within and for the State and County aforesaid, appeared the within
named John W. Pregenzer, President/Managing Director George Fischer Sloane,
Inc., and who has been designated to execute the above instrument, to me
personally well known, who stated that he was duly authorized in his
capacities to execute the foregoing instrument for and in the name and
behalf of George Fischer Sloane, Inc., and further stated and acknowledged
that he had so signed, executed and delivered said foregoing instrument for
the consideration, uses and purposes therein mentioned and set forth.
