Said property herein platted and any interest therein, shall be held,
owned and conveyed subject to and in conformity with the covenants and
restrictions contained in that certain Amendment of Bill of Assurance filed
for record by Grantor on the 13th day of December, 1996, in the office of
the Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, and
appearing of record as instrument 96 85228, as amended.
The considerations set forth are hereby approved by the City of Little
Rock Planning Commission. Any additional requirements, restrictions or
statements are entered without review or action by the Planning Commission
and shall not be considered part of the Little Rock Planning Commission's
requirements for plat approval.

acting within and for the State and County aforesaid, appeared the within
named Mark Stodola, Mayor of Little Rock, and who has been designated to
execute the above instrument, to me personally well known, who stated that

REPLAT AND BILL OF ASSURANCE

LITTLE ROCK PORT INDUSTRIAL PARK
TO THE PUBLIC:
WHEREAS, Grantor, City of Little Rock, Arkansas, is the owner of the
following described land lying in Pulaski County, Arkansas, to wit:
A part of the North half of the NE 1-4 of Section 20, T-1-N, R-11-W, Pulaski
County, Arkansas, being more particularly described as follows:
Commencing at the NE Corner of the NE 1,4 of said Section 20; thence, run
SO105915911W, 59.86 feet to a point on the south Right -of -Way line for
Sloane Drive; thence N88°45108"W, along said Right -of -Way line, 851.21 feet
to the Point of Beginning; thence continue along said Right -of -Way line,
N8804510811W, 1118.61 feet to east Right -of -Way line of Texas Eastern
Transmission Corporation Gas Line; thence S00'0113311W, along said Right -of -
Way line of Texas Eastern Transmission Corporation, 1262.26 feet to the
South line of the North half of the NE 1-4 of Section 20; thence S W 46'22"E,
along said South line, 1075.11 feet; thence leaving said South line,
NO2°00103"E, 1261.70 feet to the Point of Beginning, containing 31.772
acres, more or less.
AND, WHEREAS, it is deemed desirable that the above property be now
subdivided as shown on the attached replat of a portion of Area 102 and that
said property be held, owned and conveyed as replatted;
NOW THEREFORE, Grantor, City of Little Rock, Arkansas, for and in
consideration of the benefits to accrue to it, which benefits it
acknowledges to be of value, has caused to be made the Plat hereto attached
showing survey made September 10, 2007 signed by Walter H Spaul, Registered
Professional Engineer, and Lanny Beavers, Registered Land Surveyor, and
bearing a Certificate of Approval executed by the Little Rock Planning
Commission and showing the bounds and dimensions of the property now being
platted, and by the signature of the Circuit Clerk and Ex-Officio Recorder
of Pulaski County, Arkansas, in Plat Book , Page , the
Grantor does hereby make this Bill of Assurance.
There are strips of ground shown and dimensioned on said plat marked
"25' Utility Easement", 11100' Drainage Easement", "100' A.P. and L. Electric
Easement", "30' Air Rights to Entergy" and "50' Railroad Easement" reserved
for the use of public utilities and authorities, subject at all times to the
proper authorities and to delivery and dedication hereby of the easements
shown on the said plat.
The land embraced in said Plat shall be forever known as "Tract E, Area
102, Little Rock Port Industrial Park of the City of Little Rock, Arkansas",
and any and every deed of conveyance describing the property by the letters
and numbers shown on said Plat shall always be deemed a sufficient
description thereof.
Rebars 1-�-inch in diameter have been set or found as monuments to mark
all corners of the property being platted. In the event of minor
discrepancies between the dimensions or distances as disclosed by the
