Site plan must comply with the City's minimal landscape and buffer ordinance requirements,
the Cedar/ Pine Mixed Use Overlay District, and the zoning requirements of the Planning
Commission case file No. Z-8922.
2. Signage is to be reviewed and permitted separately.
3. Screening requirements will need to be met for the vehicular use areas adjacent to street right-
of-ways. Provide trees with an average linear spacing of not less than thirty (30) feet. Provide
screening shrubs with an average linear spacing of not less at three (3) feet within the required
landscape area between the right-of-way and the vehicular use area.
There is approximately 235 linear feet of vehicular use area adjacent to the Cedar Street right-
of-way. A minimum of seventy-eight (78) evergreen screening shrubs placed an average of 3'-
0" o.c. will be required for this planting area.
There is approximately 100 linear feet of vehicular use area adjacent to the 14th Street right-of-
way. A minimum of thirty-three (33) evergreen screening shrubs placed an average of 3'-0" o.c.
will be required for this planting area.

4. To receive credit all shrubs must be a minimum of eighteen (18) inches in height at installation.
Specify the minimum shrub height on the plant material legend.
For any site, trees and shrubs from two (2) different genuses are required. At least twenty-five
(25) percent of both trees and shrubs on the site outside of those required for screening
purposes are to be of evergreen variety.
Provide additional evergreen trees or change species of a portion of the trees shown on the
plan to meet the evergreen and species code requirement.
Provide additional shrub species.
Return three (3) copies of the revised landscape plan to the Plans Development Administrator
before releasing for permit.
The City Beautiful Commission recommends preserving as many existing trees as feasible on
this site. Credit toward fulfilling Landscape Ordinance requirements can be given when
preserving trees of six (6) inch caliper or larger.
