Any new site development must comply with the City's minimal landscape and buffer ordinance requirements, the requirements of the PCD approved by the Planning Commission file Z-9501, and the requirements of the CBC variance case #672. 2. Signage is to be reviewed and permitted separately. 3. Landscape plan is acceptable. 4. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be required. All ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way. Screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total height. 6. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger. 16-026 — Church at Rock Creek, Car Ministry —1500 W. 36th — 201603733 1. Site plan must comply with the City's minimal landscape / buffer ordinance requirements and the requirements of the Church at Rock Creek POD, file No. Z-6886-B. 2. The POD (Z-6886-B) allows for the car ministry building to be a maximum of 2,500 square feet. The submitted plans indicates a 4,465 square foot building. Contact Subdivision Administrator, Donna James (501-371-6821) for review and approval. 3. The POD (Z-6886-B) indicates that the applicant has agreed that the buildings will be sound- proofed and the facades will not be constructed of metal, concrete block, etc. Plans indicate exterior components will be determined by owner. Fagade materials will need to be established before a building permit is released. 4. Signage is to be reviewed and permitted separately. 5. Provide three (3) copies of the landscape plan and (1) copy of the survey to the Plans Development Administrator for review and approval before releasing for permit. 7. Review 6-22-16 Richard, After reviewing the landscape plan that you forwarded to me this morning there are still some items listed below that will need to be addressed. In addition, my original comments concerning the POD (Z- 6886-13) will still apply. If needed I can review your plan again before you submit hard copies for permit review. 1. The City of Little Rock will no longer accept crape myrtles to meet any tree requirements. Specify another species of tree to meet qualifications. 2. In order to receive credit trees must be a minimum of two (2) inches in caliper and shrubs must be eighteen (18) inches in height at installation. Specify the size of the plants material in the tree and shrub schedule. 3. A land use buffer six (6) percent of the average width / depth of the lot will be required when an adjacent property has a dissimilar use of a more restrictive nature. The maximum dimension required shall be fifty (50) feet. The adjacent property to the south is zoned R-2 a fifty foot buffer will be required between the property line and any new development including the back of any curb. Seventy (70%) percent of this buffer shall remain undisturbed. Opaque screening, whether a fence with its face side directed outward or evergreen plantings, a minimum of six (6) feet in height shall be required to be placed upon the property line of the buffer adjacent to the residence. 4. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15- 100). Provide notes on plan specifying type and location of mulch, edging, wheel stops, and/or concrete curb and gutter. Dumpsters or trash containment areas shall be screened and gated. The screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total height. 6. Irrigation is required for all sites exceeding one (1) acre. Provide note on the landscape plan stating "an automatic irrigation system shall be provided for all new landscape areas and provide 100% full coverage". 7. Ash trees are not recommended due to insect infestations that are harming the growth health of this species. 8. One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building.
