Please disregard the pervious e-mail concerning the above mentioned project. The following are my revised
comments.
Tracy
The following comments need to be addressed before releasing for permit.
1. Site Layout Plan varies from the plan approved by the Planning Commission (Z-8696). Submit three (3)
copies of the revised site plan to Subdivision Administrator Donna James for review and approval.
2. Site plan must comply with the City's minimal landscape and buffer ordinance requirements.
3. Signage is to be reviewed and permitted separately.
4. A street buffer shall be provided at six (6) percent of the average depth of the lot. The minimum dimension
shall be one-half (%Z) the full width requirement but in no case less than nine (9) feet. A nine (9) foot street
buffer is required at West 40th Street.
5. The parking area shall be screened from the adjacent right-of-way. Shrubs shall be provided at a rate of
three (3) feet on center in order to provide continuous full screening of the view. Seventy-five (75) percent
of the shrubs to be used for screening purposes shall be evergreen varieties.
6. A perimeter landscape strip will be required at the south, west and east perimeters. This strip shall be at
least nine (9) feet wide. Trees shall be planted with an average linear spacing of not less than thirty (30) feet
within the required landscape or buffer area. Three (3) shrubs or vines for every thirty (30) linear feet shall
be planted in the perimeter planting strip.
Perimeter landscape strips do not meet the above width requirement.
Additional trees and shrubs will be required at the above mentioned rate for the north, west and east
perimeters.
7. The property to the east is zoned residential. A six (6') foot high opaque screen, either a wooden fence with
its face side directed outward, a wall, or dense evergreen plantings, is required along the eastern perimeter
of the site. Screening is required in all areas that adjoin a property of a more restrictive nature. A minimum
of seventy (70) percent of the land use buffer shall be undisturbed. Credit can be given for existing trees.
8. Eight percent (8%) of the vehicular use area must be designated for green space; this green space needs to
be evenly distributed throughout the parking area(s). The minimum size of an interior landscape area shall
be one hundred fifty (150) square feet for developments with one hundred fifty (150) or fewer parking
spaces. Interior planting island width shall be not less than seven and one-half (7%) feet in order to receive
credit.
There is approximately 16,000 square feet of vehicular use area. Eight percent (8%) or 1,280 square feet of
green space will need to be provided.
The City of Little Rock will not accept crape myrtles to meet tree requirements. Provide another species or
additional trees to meet building tree requirements.
10. Shrubs shall have a minimum height of eighteen (18) inches at installation. Add note to plan specifying the
height of shrubs at installation.
11. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Provide
note on plan specifying type and location of mulch, edging, wheel stops, and/or concrete curb and gutter.
12. For any site, trees from two (2) different genuses are required. At least twenty-five (25) percent of the trees
on the site outside of those required for screening purposes are to be of evergreen variety. Provide an
additional tree type.
13. Return three (3) copies of the revised landscape plan to the Plans Development Administrator.
14. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit
toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch
caliper or larger.
