1. Site plan or any new site development must comply with the City's minimal landscape / buffer
ordinance requirements.
2. Signage is to be reviewed and permitted separately.
3. Screening requirements will need to be met for the vehicular use areas adjacent to street rights -
of -way. No less than eighty (80) percent of the view of the vehicular use area and parked
vehicles shall be screened. Provide evergreen screening shrubs with an average linear spacing of
not less than three (3) feet on center within the required landscape area.
Screening shrubs will need to be provided between the vehicular use areas and the Midtown
Avenue right of way.
4. Trees are required at the rate of one (1) tree for every thirty (30) linear feet of property line
adjacent to the street right-of-way.
Provided additional trees east of the Midtown Avenue site entrance.
5. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining
property. This planting strip shall be a minimum of nine (9) feet in width. One (1) tree and three
(3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip.
Provided shrubs in the west perimeter island adjacent to the access drive.
6. For any site, trees from two (2) different genuses are required. At least twenty-five (25) percent
of the trees on the site outside of those required for screening purposes are to be of evergreen
variety.
Provided additional evergreen trees or change species of proposed trees to include evergreen.
7. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-
100). Wheel stops, and/or concrete curb and gutter will be required between vehicular use
areas and any turf or planting area.
8. All ground or roof mounted mechanical systems shall be screened from abutting properties and
streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the
property and screened from the public right-of-way. Screen shall exceed the height of the
dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total
height.
9. The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
