This survey does not purport to be a proposed tract split, rep/at or any other subdivision plot as may be defined by city, county, or state low. The land owner is encouraged to check with the local planning/development authorities for proper plotting procedures before proceeding with this development 2. Every document of record reviewed and considered as a port of this survey is noted hereon. Only the documents noted hereon were supplied the surveyor. J. Deed Book 435, Page 259 Deed Book 251, Page 109 Tracts 8 & 9 of Instrument No. 2006058283 all in the public records of Pulaski County, Arkansas. 4. 777e contractor must determine that proposed structures ore clear of all boundary lines, easements, and meet building setback requirements before construction begins- 5 Basis of Bearings: NAD83 (CORS96) State Plane Coordinate System, Arkansas North Zone Utilizing PAG/S Reference Station and Checking Position with OPUS 6. Elevation = 297.13' Site Bench Mark #2: Set 5/8" Rebar w/CE/ cop near the Northeasi corner of the subject property, on the North side of Stagecoach Rd approximately 650' Southeast from a utility pole and approximately 163.0' Southwest from a drainage manhole on the North side of Stagecoach Rd Elevation = 290.92'. Site Bench Mork #3- Set 5/8" Rebar w/CEI cap near the Southwest corner of the subject property, on the North side of W. Baseline Road approximately 199.5' West of utility pole%ight and approximately 48.0' Northwest of a sanitary sewer manhole located in W. Baseline Rood. Elevation = 300.16' 8. This survey is valid only if the drawing includes the seal and signature of the surveyor. 9. This survey meets current Arkansas Standards of Practice for Property Boundary Surveys and Plats." 10. 777is survey is based on o title commitments 115-3105 dated June 25, 2015 and #15-3549 dated July 21, 2015 both supplied by Fidelity National Title Insurance Company 11. Declaration is made to the original purchaser of the surrey and those listed in the certification for the use of this transaction only and is not transferable to any additionof institutions or subsequent owners 12. 777is property is zoned R-2 (Single-family District) per City of Little Rock, Arkansas. Building setbacks for zone R-2 are as follows: Front yard. There shall be a front yard setback having a depth of not less than twenty-five (25) feet. Side yard. There shall be a side yard set -back on each side of the building having a width of not less than ten (10) percent of the average width of the lot, not to exceed eight (8) feet. Rear yard. There shall be a rear yard setback having a depth of not less than twenty-five (25) feet. In the case of a comer lot, however, when providing a twenty-five toot exterior side yard, the rear yard may be reduced to not less than eight (8) feet. Height regulations. No building hereafter erected or structurally altered shall exceed a height of thirty-five (35) feet. 13. No attempt was made to show building setback lines grophica/ly on the survey. The assignment, vacation, or orientation of setbacks that impact the usage rights of the property ore determined by the local governing prrisdictional agency. Setback dimensions will be based on the orientation of the budding(s) to be constructed as approved. 14. By scaled mop location and graphical plotting only. A portion of this property is located within Flood Zone AE" & Floodway Areas in Zone AE" as determined by the Notional Flood Insurance Program which is subject to inundation by the 1% annual chance flood (100-year flood) shown on the Flood Insurance Rote Map for Pulaski County, Arkansas. Underground utilities were located by visible above ground markings os marked by utility loco tors and shown hereon as located by CEI Engineering Associates, Inc. survey field news. All utility locations shown hereon are approximate. All utilities may not hove been morked//ocoted by the appropriate locators. No excavation has taken place as of this date to determine the exact location of existh7g underground utilities shown on this survey. 17 Arkansas State Low. The Underground Facilities Damage Act, requkes two working days advance notification through the Arkansas One -Coll System Center before excavating ushg mechanized equipment or explosives (except in the case of an emergency). The One -Coll System Telephone Number is 1-800-482-8998. The contractor is advised that there is a severe penalty for not making this call. Not a/l utility companies are members of the Arkansas One -Call Systems. Therefore the contractor is advised to contact all non-members as well as the One -Call System. 18. Table A Item #16, no observable evidence of current earth moving work was found. 19. Table A Item #17, Surveyor not aware of any changes in street Right -of -Way, and no observed evidence of street or sidewalk construction or repairs were found. 20. Toble A Item #18, no observable evidence of the site being used as a solid waste dump, sump or sanitary landfill was found. 21. Table A Item #19, at the time of survey there was no evidence of wetland areas delineated by "Wetlands Mapping Services" published by U.S. Fish and Wildlife Service, Division of Habitat and Resource Conservation. 22. Right -of -Way of West Baseline Road was determined by field evidence and width described in easement documents.
