17-014 — 6100 Scott Hamilton — Irby Electric -- 20170165
1. Site plan must comply with the City's minimal landscape / buffer ordinance requirements.
2. Signage is to be reviewed and permitted separately.
3. Screening requirements will need to be met for the vehicular use areas adjacent to the street
right-of-way. Provide evergreen shrubs a minimum of 18" in height with an average linear
spacing of no less than three (3) feet on center between the proposed parking area and the
Scott Hamilton Drive right-of-way. Existing mature trees a can be used to meet tree
requirements for this area.
4. Any existing trees or vegetation located in close proximity to construction shall have the area
within the dripline fenced and protected from development activities. Any exiting landscape or
irrigation disturbed by construction shall be repaired or replaced before completion and final
acceptance of the project.
5. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining
property or the right-of-way of any street. This strip is required along the north side of the
property from the east property line to the fifty (50) foot building setback. One (1) tree and
three (3) shrubs or vines shall be planted for every thirty (30) linear feet. Provide the required
landscape adjacent to the west property line. There is approximately fifty (50) linear feet in this
area. Provide two (2) trees and five (5) shrubs.
6. Trees shall be included in the interior vehicular landscape areas at the rate of one (1) tree for
every twelve (12) parking spaces. Provide a minimum of two (2) trees placed on each side of the
proposed parking entry drive.
7. For any site, trees and shrubs from two (2) different genuses are required. At least twenty-five
(25) percent of the trees and shrubs on the site outside of those required for screening purposes
are to be of evergreen variety.
8. The City of Little Rock requires irrigation for all sites exceeding one (1) acre. Provide note on the
landscape plan stating "an automatic irrigation system shall be provided for all new landscape
areas and provide 100%full coverage".
9. The development of two (2) acres or more requires the landscape plan to be stamped with the
seal of a Registered Landscape Architect.
10. Return three (3) copies of the revised landscape plan and one (1) copy of the survey to the Plans
Development Administrator before releasing for permit.
11. The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
