The trash enclosure falls completely within the setback, with only about 4ft outside the setback. Let us know if this will be acceptable. We didn't receive any comments during plan review and wanted to bring to the city's attention before the structure is built. The rear corner of the storage bldg. is about 3ft from the property line. If you could let us know today, we would appreciate it. Thanks, Sec. 36-298. - General district restrictions. As per Sec. 36-298. - General district restrictions. No excessive or unusual noise, shall be emitted so that it constitutes a nuisance which substantially exceeds the general level of noise emitted by uses adjacent to or immediately surrounding the site. A sound deflection board at least six (6) feet in height and twenty (20) feet in length along the opposite lane of the menu order board will be required. Confirm deflection wall will be constructed. If a deflection board is not desired a variance from the Board of Adjustment may be required. 9. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger. 10. Note: Landscape plan submitted for building permit in August of 2017 was acceptable. However, the submitted plan indicated "Not For Construction", and the permit was denied. Review 3.16.22 1. Site plan must comply with the City's minimal landscape / buffer ordinance requirements, the requirements of the City Beautiful Commission variance case #656. The variance only allowed for the reduction of the landscape perimeters along the north, south and west boundaries. All other landscape code requirements are to be met. 2. Signage is to be reviewed and permitted separately. 3. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property, or the right-of-way of any street. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip. Trees and shrubs have not been provided inside the property line on the northwest perimeter. 4. Building landscape areas shall be provided at the rate equivalent to planter strip three (3) feet wide along the vehicular use area. One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building. There is approximately 255 linear feet of building adjacent to the vehicular use area. A minimum of 6 trees and 26 shrubs will be required in close proximity of the building. Provide (1) additional tree anywhere on site to meet minimum building requirement. 5. As per Sec. 36-298. - General district restrictions. Mulch, edging, wheel stops, and/or concrete curb and gutter will be required. All ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way.
