1. Any new site development must comply with the City's minimal landscape and buffer ordinance
requirements and the requirements of the variance approved by the Board of Adjustment file #
Z-9580.
2. Signage is to be reviewed and permitted separately.
3. A landscape plan was not submitted. Permit cannot be released until landscape requirements
are met. Additional and complete review will be made upon the receiving a landscape plan
specifying the proposed plant materials, sizes, proposed planting areas, and method of
irrigation.
4. Screening requirements will need to be met for any vehicular use areas adjacent to the street
rights -of -way. Screening shrubs are required to be of an evergreen variety with an average
linear spacing of no less than three (3) feet on center. In addition to the screening shrubs trees
with an average linear spacing of thirty (30) feet on center are required within the landscape
area.
A perimeter planting strip is required along the right-of-way of any street. One (1) tree and
three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting
strip.
6. Existing landscape materials can be used to meet the minimum code requirements if retained
and noted on the landscape plan. Any existing landscape areas and mature vegetation to remain
shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Any trees or
vegetation located in close proximity to construction shall have the area within the dripline
fenced and protected from development activities. Any existing landscape or irrigation
disturbed by construction shall be repaired or replaced before completion and final acceptance
of the project.
7. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-
100). Wheel stops, and/or concrete curb and gutter will be required between vehicular use
areas and any turf or planting area.
8. All ground or roof mounted mechanical systems shall be screened from abutting properties and
streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the
property and screened from the public right-of-way. Screen shall exceed the height of the
dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total
height.
The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
