1. Any new site development must comply with the City's minimal landscape and buffer ordinance
requirements of the Midtown Overlay District and CUP, file No. Z-2200-A approved by the
Planning Commission.
Submitted site plan varies form that approved by the Planning Commission. Approved site
plan indicates buildings to be located 20 feet from the north, south and east property lines.

Signage is to be reviewed and permitted separately.
Perimeter trees and shrubs are required adjacent to the streets right-of-way.
Provide plant materials at the rate one (1) tree and three (3) shrubs for every thirty (30) linear
feet of right -of way adjacent to the property to be developed. Plant materials may be grouped
together but located no further than thirty (30) feet from the property line. Planting groups
cannot exceed 100 linear feet.
4. At least twenty-five (25) percent of the trees on the site outside of those required for screening
purposes are to be of evergreen variety.
Provide additional evergreen trees or change deciduous species to meet the minimum
requirement.
For any site, shrubs from two (2) different genuses are required. At least twenty-five (25)
percent of the shrubs on the site outside of those required for screening purposes are to be of
evergreen variety.
Provide a minimum of additional shrub species.
Building landscape areas shall be provided between the vehicular use area used for public
parking and the general vicinity of the building. These shall be provided at the rate equivalent to
planter strip three (3) feet wide along the vehicular use area.
One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty
(40) linear feet of vehicular use area abutting the building.
7. Trees greater than fourteen (14) inches in diameter, measured at four and one-half (4.5) feet
above the ground, shall be protected from removal and damages in future development of the
district. Any development within fifty (50) feet of any such tree shall be reviewed prior to
development to assure protective measures are included and in place.
Indicate any trees to remain and protection method on both civil and landscape plans if
applicable
8. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-
100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be required.
9. All ground or roof mounted mechanical systems shall be screened from abutting properties and
streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the
property and screened from the public right-of-way. Screen shall exceed the height of the
dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total
height.
10. The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
