Please disregard the my last email concerning the above mentioned project. I found the landscape plan.
The following comments will need to be addressed before releasing for permit.
Cornerstone has been revised to reflect the below comments.
1. This property has been placed on the December 8, 2014 Board of Adjustment Agenda (Z-7514-B) for variances to
allow outside storage without opaque screening and to allow gravel vehicular use areas in lieu of pavement. No
permit will be issued until (unless) the variances are approved.
2. Site plan must comply with the City's minimal landscape and buffer ordinance requirements.
3. Signage is to be reviewed and permitted separately.
4. Note the type turf or ground cover in street buffer and perimeters if applicable.
5. A street buffer shall be provided at six (6) percent of the average depth of the lot. The average depth of the lot is
approximately two hundred and eighty (280) feet. A seventeen (17) foot street buffer is required at Otter Creek
East Blvd.
6. Return three (3) copies of the revised landscape plan and one (1) survey to the Plans Development
Administrator.
7. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit
toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or
larger.

Site Development — Lot 10-A, Area 101, Tract "A", Otter Creek Industrial Park
Dear Mr. Alderfer:
On behalf of Locust Bayou, LLC (Locust Bayou), please accept for review this commercial plan
submittal for non-residential zoning variance, which includes the following:
• Four (4) sets of the stamped drawings
■ Four (4) copies of the legal survey
• One (1) CD of the drawings and survey
• One (1) set of detention pond sizing calculations
• One (1) completed building permit application
Locust Bayou respectfully requests the City's review of the plans to develop Lot 10-A, Area 101,
Tract "A" in the Otter Creek Industrial Park. The site is to be developed from a vacant lot into an
equipment and materials laydown yard for a natural resource service company. Locust Bayou also
owns the lot to the west, Lot 106-11, Area 103. Locust Bayou will extend and cover a 36" storm
sewer pipe to the back of the lot.
Locust Bayou submitted on October 28, 2014 an authorized agent affidavit and an application for
the following zoning variances:
I. The Development Criteria provisions of Section 36-320 of the Little Rock Code of Ordinances
to permit the use of 6' chain linked fencing or welded wire fencing with 3-strand barbed
wire around the property except for the fencing fronting on Otter Creek E. Blvd., which
would be 6' opaque privacy fencing and privacy gates.
2. The Development Criteria provisions of Section 36-320 of the Little Rock Code of Ordinances
to permit the absence of fencing on the east property boundary, as Lots 10-A & 10-B will be
used as common areas, Lot 10-A fencing will tie to the fencing of Lot-B, and Lot 10-B will be
fenced as previously approved by the City.

3. The Pavement Requirements provisions of Section 36-508 of the Little Rock Code of
Ordinances to permit the use of gravel surfacing within the fenced area.
