Please disregard my earlier email. See the revised comments below. Item number (7) has been included as per Dana's
comments.
1. Site plan must comply with the City's minimal landscape, and buffer ordinance requirements.
2. Signage is to be reviewed and permitted separately. Signage must comply with provisions of approved
conditional uses permit.
3. A minimum nine (9) foot street buffer is required as per Zoning Ordinance 36-522.
4. In addition to trees three (3) shrubs or vines for every thirty (30) linear feet shall be planted in the perimeter
planting strip. Where a fence or wall is utilized in a perimeter planting strip adjacent to a street, three (3) shrubs
or vines shall be planted each thirty (30) linear feet along both sides of the fence or wall.
Add shrub or vine material at the fence in the street perimeter. Shrub materials shall be eighteen (18) inches in
height at installation.
5. An irrigation system shall be required for developments of one (1) acre or larger. Provide note on the landscape
plan stating an automatic irrigation system shall be provided for all new and existing landscape areas and
provide 100% full coverage.
6. Return three (3) stamped and signed copies of the revised landscape plan to the Plans Development
Administrator.
7. This property is on the March 31 Board of Adjustment agenda for variances to allow outside storage without
opaque screening and to allow gravel vehicular use areas in lieu of pavement. No permit will be issued until
(unless) the variances are approved
8. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit
toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or
larger.

Mr. Rike,
I have reviewed the pdf for the above mentioned project and there are a few items listed below that will need to be
addressed.
Plant Materials:
For any site, trees from two (2) different genuses are required. At least twenty-five (25) percent of the trees on the site
outside of those required for screening purposes are to be of evergreen variety.
For any site, shrubs from two (2) different genuses are required. At least twenty-five (25) percent of the shrubs on the

Buffers.
Please disregard my phone message concerning the 22' street buffer. However, a minimum 9' street buffer will be
required as we discussed last week. The fence along the street frontage will need to be moved back an additional 4'

8. This property has been placed on the March 31, 2014 Board of Adjustment Agenda (Z-7514-A)
for variances to allow outside storage without opaque screening and to allow gravel vehicular
use areas in lieu of pavement. No permit will be issued until (unless) the variances are approved.
A street buffer six (6) percent of the average depth of the lot shall be provide. The average
depth of the lot is approximately three hundred and seventy (370) feet therefore a twenty-
two (22) foot street buffer would be required.
Street Buffer: a device in the form of a strip of land lying parallel and adjacent to a public
street right-of-way. The plantings, existing and proposed, shall be as provided within the
landscape ordinance of the city, section 15-81 et seq. The purpose of this buffer is to provide
for minimum livability, a separation of the traffic movements, both on and off the site, and a
visual screening and spatial separation of certain uses and/or activities from the public right-
of-way.
The Board of Adjustment approved the site plan and variances to use a 6' privacy fence at the
street and to use permeable surfacing in lieu of hard pavement.
The in additional interior 13 feet of the buffer can be wavied due to the fact it will not be seen
from the right-of-way (privacy fence) Board of Adjustments approval of the site plan,and this
is an industrial storage yard.

On behalf of Locust Bayou, LLC (Locust Bayou), please find enclosed with this letter for your
review four (4) copies of the revised plan set for the site development project on Otter Creek
East Boulevard. The plans have been revised to show:
• Removal of the north driveway.
Revision of the south driveway from 20' width to 26' width.
• Revision of the south driveway length to 40' at the center of the driveway from the back of curb
to the gate.
Addition of trees in the location of the previously shown north driveway.
