1. A landscape plan was not submitted. Permit cannot be released until landscape requirements
are met. Additional and complete review will be made upon the receiving a landscape plan
specifying the proposed plant materials, sizes, and the proposed planting areas a method of
irrigation.
The following comments refer to the landscape plan that was submitted for this ro'ect under
the 2019 permit # 201910449. If the same landscape Ian is resubmitted the followin
comments must be addressed before zoning can release the building permit.
2. Site plan must comply with the City's minimal landscape and buffer ordinance requirements and
the requirements of the CUP approved by the Planning Commission, file number Z-7935-C.
3. Signage is to be reviewed and permitted separately.
4. Existing trees can be used to meet this requirement if the size and location is noted to remain on
the site plan and protected during construction.
All mature vegetation to remain shall be protected as per City of Little Rock Landscape
Ordinance (Sec. 15-100). Any trees or vegetation located in close proximity to construction shall
have the area within the dripline fenced and protected from development activities. Note on
plan the temporary method of protection.
5. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining
property or right-of-way. One (1) tree and three (3) shrubs or vines shall be planted for every
thirty (30) linear feet of perimeter planting strip.
There is approximately 180 linear feet of vehicular use area north of the site entry. A minimum
of six (6) trees are required. Note size and type of existing trees to remain to receive credit or
provide four (4) additional trees.
There is approximately 135 linear feet of right-of-way south of the site entry. A minimum of five
(5) trees are required in this area. Note size and type of existing trees to remain to receive credit
or provide one (1) additional tree and a minimum of fourteen (14) shrubs adjacent to the right-
of-way in this area.
6. An irrigation system shall be required for developments of one (1) acre or larger. Provide note
on the landscape plan stating "an automatic irrigation system shall be provided for all new
landscape areas and provide 100%full coverage"
7. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-
100). Wheel stops, and/or concrete curb and gutter will be required between vehicular use
areas and any turf or planting area.
8. All ground or roof mounted mechanical systems shall be screened from abutting properties and
streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the
property and screened from the public right-of-way. Screen shall exceed the height of the
dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total
height.
9. The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
