Gentlemen: The following are our responses to your plan review comments for the Geyer Springs Early Childhood Development Center— Parking Lot Improvements at 5240 Mabelvale Pike, and being Application #201603613. Zoning Remarks: Denied, Resubmit Tracy Spillman_ (501) 371-U64 The following comments need to be addressed before releasing for permit. 1. Site plan must comply with the City's minimal landscape / buffer ordinance requirements. _Will Ca3rP-1y 2. Signage is to be reviewed and permitted separately. `KlII Cam LY-1 3. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property or the right-of-way of any street. This strip shall be at least nine (9) feet wide. A portion of the parking area on the west side of the property is encroaches into the nine (9) foot perimeter planting area. Rework or delete parking spaces as required to provide a consistent nine (9) foot planting area. complied. See revised dravv� 4. The adjacent property to the east Is zoned R-2. A portion of this property contains a single family residence. Opaque screening, whether a fence with its face side directed outward or evergreen plantings, a minimum of six (6) feet in height shall be required to be placed upon the property line of the buffer adjacent to the residence. Complied. See revised drawings, attached. 1 5. Return three (3) revised copies of sheet L-101 to the Plans Development Administrator before releasing for permit. Complied. See revised drawings, attached. 6. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger. Acknowledged. ExistiN trees are being saved. Civil En ineering Remarks: Denied, Resubmit Vince Floriani f501 371-4817 1. Repair, replace, or extend existing damaged or missing curb and gutter, sidewalk, ramps or concrete driveway aprons within the public right-of-way adjacent to the site. Remove abandoned driveway cuts and install curb, gutter, and sidewalk. All work within the public right-of-way shall conform to City of Little Rock Standard Details and ADA guidelines. Damage to public and private property due to hauling operations or operations of construction related equipment from a construction site shall be repaired by the responsible party prior to the issuance of a certificate of occupancy. Will, Comply. 3. W. 51st St. is classified on the Master Street Plan as a commercial street. Dedication of right-of-wayto 30 feet from centerline is required. Dedication must be provided to Public Works, Civil Engineering prior to the issuance of a certificate of occupancy. Will Corgi 4. Contact Ricky White at 501-744-1773 or 501-371-4461 for inspections of any work in the public right-of-way prior to placement of concrete or asphalt or for on -site clarification of requirements prior to commencing work. Failure to do so can result in removal of any improperly placed concrete or asphalt at the expense of the owner or contractor. Will Comply. 5. Any work involving one (1) or more acres of disturbed area requires a State of Arkansas NPDES permit. Contact the Arkansas Department of Environmental Quality, NPDES branch at 501-682-0744 for applications and information about General Stormwater Discharge Construction Permit#ARR150000. Provide five (5) foot wide sidewalks with handicapped ramps on the property line adjacent to W. 51st St. Sidewalks are required to be installed per City of Little Rock Standard Details PW-41 thru PW-47. A one (1) year maintenance bond for newly Installed improvements in the right-of-way must be provided to Public Works, Civil Engineering prior to the issuance of a certificate of occupancy. Complied. See revised drawings 7. Hauling of fill material on or off project sites over municipal streets require approval prior to a grading permit being issued. Provide as -built plans of newly installed or modified public and private stormwater drainage system prior to issuance of the certificate of occupancy. The as -built plans should contain information as found on the City of Little Rock website at http://www.littlerock.org/citydepartments/publicworks.aspx. Plans of the stormwater drainage system within public and private properties, right-of-ways, and easements are to be uploaded to an established City of Little Rock Public Works FTP site. Use an FTP client to connect to www.littlerock.org or go to ftP:Hweb.littlerock.org/ using a web browser for download only. Go to the Public Works/Civil Engineering folder to upload or download information.
