Travelers Casualty and Surely Company of America as Surety are held and firmly bound unto the
Citv of Little Rock. Arkansas as obligee, in the amount of

1. Site plan must comply with the City's minimal landscape / buffer ordinance requirements,
2. Signage is to be reviewed and permitted separately.
3. Screening requirements will need to be met for the vehicular use area adjacent to the Lindsey
Road right-of-way. Provide screening shrubs with an average linear spacing of not less than
three (3) feet on center.
There's approximately 175 linear feet of vehicular use area adjacent to the right-of-way. A
minimum of fifty-eight screening shrubs will be required in this area.
4. Perimeter landscape is required from the Lindsey Road right -of way to the 50 foot building
setback. Provide two (2) trees and five (5) shrubs in this area on both the east and west property
lines.
5. Building landscape areas shall be provided at the rate equivalent to planter strip three (3) feet
wide along the vehicular use area. One (1) tree and four (4) shrubs shall be planted in the
building landscape areas for each forty (40) linear feet of vehicular use area abutting the
building.
There's approximately 110 linear feet of parking adjacent to the building. Landscape can be
transferred to other areas of the site. Provide a minimum of (3) additional trees and eleven (11)
additional shrubs on site.
6. For any site, trees from two (2) different genuses are required. At least twenty-five (25) percent
of the trees on the site outside of those required for screening purposes are to be of evergreen
variety.
Change one (tree species to evergreen to meet minimum requirements or provide additional
evergreen trees.
The City of Little Rock requires irrigation for all sites exceeding one (1) acre. Provide note on the
landscape plan stating "an automatic irrigation system shall be provided for all new landscape
areas and provide 100%full coverage".
8. The development of two (2) acres or more requires the landscape plan to be stamped with the
seal of a Registered Landscape Architect.
9. All ground or roof mounted mechanical systems shall be screened from abutting properties and
streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the
property and screened from the public right-of-way. Screen shall exceed the height of the
dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total
height.
10. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-
100). Provide notes on plan specifying type and location of mulch, edging, wheel stops, and/or
concrete curb and gutter.
11. Three (3) revised copies of sheets C701 will need to be returned to the Plans Development
Administrator before the building permit can be released.
12. The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
