1. Any new site development must comply with the City's minimal landscape and buffer
ordinance requirements and the site plan review approved by the Board of Adjustment file
# Z-4807-S.
2. Signage is to be reviewed and permitted separately.
3. At least twenty-five (25) percent of the trees on the site outside of those required for
screening purposes are to be of evergreen variety.
Provide additional evergreen trees or change a portion of the proposed trees to an
evergreen variety.
Tree species located on the south perimeter adjacent to the right-of-way are not
identified on the landscape schedule. Verify
4. Developments with one hundred fifty (150) or more parking spaces shall have: Single -trunk
trees with a minimum caliper of three (3) inches measured twelve (12) inches above grade
at planting to satisfy fifty (50) percent of the tree requirement. The remaining minimum
caliper requirement may be reduced to two (2) inches.
Increase caliper size specification of trees to meet the minimum fifty (50) percent
requirement.
5. Additional screening shrubs will be required in the planting strip between the drive and
the Wellington Hills ROW at the northeast corner of the site. Evergreen shrubs with an
average linear spacing of not less than three (3) feet on center shall be provided to screen
the vehicular use area from the street right of way.
6. Trees will be required in the planting strip between the drive and the Wellington Hills
ROW at the northeast corner of the site. Trees are required at the rate of one (1) tree for
every thirty (30) feet. Trees may be grouped together but spaced no further apart than
one hundred (100) feet on center. The spacing of trees in this area exceeds 185-feet. Add
trees or respace the proposed trees to meet the minimum requirements to this area
7. Any existing landscape areas and mature vegetation to remain shall be protected as per City of
Little Rock Landscape Ordinance (Sec. 15-100). Any trees or vegetation located in close
proximity to construction shall have the area within the dripline fenced and protected from
development activities. Any existing landscape or irrigation disturbed by construction shall be
repaired or replaced before completion and final acceptance of the project.
5. All ground or roof mounted mechanical systems shall be screened from abutting properties
and streets. Any trash receptacles or pickup shall be oriented away from a primary street side
of the property and screened from the public right-of-way.
8. The City Beautiful Commission recommends preserving as many existing trees as feasible on
this site. Credit toward fulfilling Landscape Ordinance requirements can be given when
preserving trees of six (6) inch caliper or larger.
