1. Any new development must comply with the City's minimal zoning, landscape, and
buffer ordinance requirements.
2. Signage is to be reviewed and permitted separately.
3. Restaurants require 1.0 space for each one hundred (100) square feet of gross floor area.
The floor plan indicates 3098 square feet of building with an approximate 715 square feet
of outdoor eating area. A minimum of 38 parking spaces will be required.
Parking is deficient.
4. Any new ground or roof mounted mechanical systems shall be screened from abutting
properties and streets. Any trash receptacles or pickup shall be oriented away from a
primary street side of the property and screened from the public right-of-way. Screen
shall exceed the height of the dumpster or trash containment areas by at least two (2) feet
not to exceed eight (8) feet total height.
Dumpster needs to be relocated away from the primary street right-of-way.
5. A perimeter planting strip is required along any side of a vehicular use area that abuts
adjoining property or street right-of-way. This strip shall be a minimum of nine (9) feet in
width.
Perimeter planting strips are deficient.
6. Eight percent (8%) of the vehicular use area must be designated for green space; this
green space needs to be evenly distributed throughout the parking area(s). The minimum
size of an interior landscape area shall be one hundred fifty (150) square feet for
developments with one hundred fifty (150) or fewer parking spaces. Interior islands must
be a minimum seven and one half (7 1/2) feet in width. Trees shall be included in the
interior landscape areas at the rate of one (1) tree for every twelve (12) parking spaces.

7. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance
(Sec. 15-100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be
required.

9. The City Beautiful Commission recommends preserving as many existing trees as
feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be
given when preserving trees of six (6) inch caliper or larger.

Based on the revised site / landscape plan indicating screening of the north, south, and
east perimeters and the added trees located between the parking bays on the north and
south perimeters plans are acceptable. Deficiencies in perimeter landscape strip and the
rear yard setback have been approved by Staff as recommended by Department of
Planning and Development Director, Mr. Jamie Collins.
