1. Any new site development must comply with the City's minimal landscape and buffer
ordinance requirements.
2. Signage is to be reviewed and permitted separately.
As per Sec. 36-508. - Pavement requirements, The minimum pavement requirement shall
be one and one-half (1%Z) inches asphaltic concrete hot mix with a five -inch compacted base
or a double surface treatment with a five -inch compacted base or a four -inch concrete slab.
A variance from the Board of Adjustment may be required to install gravel surface parking.

4. Crape Myrtles can be used in the landscape but will no longer be accepted by the City of
Little Rock to meet any tree requirements. Change species to receive credit or provide
additional trees to meet the minimum requirements.
5. For any site, trees from two (2) different genuses are required. At least twenty-five (25)
percent of the trees on the site outside of those required for screening purposes are to be of
evergreen variety.
Provide a minimum of two (2) separate tree species.
6. For any site, shrubs from two (2) different genuses are required. At least twenty-five (25)
percent of the shrubs on the site outside of those required for screening purposes are to be
of evergreen variety.
Provide a minimum of two (2) separate shrub species.
7. All shrub material must be eighteen (18) inches in height at installation to receive credit.
Provide shrub specification or note stating shrub materials must be eighteen (18) inches in
height at installation.
8. Screening requirements will need to be met for any vehicular use areas adjacent to the
street right of way or any adjacent properties of a more restrictive use. Screening
requirements will need to be met for the parking areas adjacent to the Carlyle Drive and
Geyer Springs Road right-of-ways. Provide screening shrubs with an average linear spacing
of not less than three (3) feet on center and trees with an average linear spacing of thirty
(30) feet on center within the required landscape area.
There is approximately sixty (60) linear feet of vehicular use area adjacent to the Carlyle
Drive right-of-way. A minimum of two (2) trees and Twenty (20) shrubs will be required in
this area.
There is approximately seventeen (17) linear feet of vehicular use area adjacent to the
Geyer Springs right-of-way. A minimum of one (1) trees and six (6) shrubs will be required in
this area.
Existing trees can be used to meet this requirement if the size and location is noted to
remain on the site plan and protected during construction.
9. Building landscape areas shall be provided between the vehicular use area used for public
parking and the general vicinity of the building. These landscape areas shall be provided at
the rate equivalent to planter strip three (3) feet wide along the vehicular use area.
There is approximately (50) linear feet of vehicular use area adjacent to the building. A
minimum of one (1) tree and four (4) shrubs shall be provided in close proximity to the
building to meet the building landscape requirements.
10. An irrigation system shall be required for developments of one (1) acre or larger. For
developments of less than one (1) acre a there shall be a water source within seventy-five
(75) feet of the plants to be irrigated.
Note on plan if an automatic irrigation system will be provided. If an irrigation system is not
incorporated note the water sources on the plan.
11. A land use buffer will be required when an adjacent property has a dissimilar use of a more
restrictive nature. As a component of all land use buffer requirements, opaque screening,
whether a fence or other device, a minimum of six (6) feet in height shall be required upon
the property line side of the buffer. The property to the west is zoned R2.
Show additional screening plant material or indicate on the plan that an opaque wood
screening fence, six (6) feet in height will be placed on the west perimeter constructed with
its face directed outward towards the neighboring residential property.
12. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec.
15-100). Wheel stops, and/or concrete curb and gutter will be required between vehicular
use areas and any turf or planting area.
Indicate curb and gutter or other method to protect landscape areas from vehicular wheel
encroachment.
13. All ground or roof mounted mechanical systems shall be screened from abutting properties
and streets. Any trash receptacles or pickup shall be oriented away from a primary street
side of the property and screened from the public right-of-way. Screen shall exceed the
height of the dumpster or trash containment areas by at least two (2) feet not to exceed
eight (8) feet total height.
14. Before building permit can be released three (3) copies of the revised landscape plan and
one (1) copy of the survey shall be returned to the Plans Development Administrator for
review and approval.
15. The City Beautiful Commission recommends preserving as many existing trees as feasible on
this site. Credit toward fulfilling Landscape Ordinance requirements can be given when
preserving trees of six (6) inch caliper or larger.

Listed below are the additional requirements that will need to be addressed before zoning can release the building
permit.
REVIEW OF REVISED DRAWINGS 1-29-19
1. Note (and graphically represent on plan) that screening shrubs shall be spaced at minimum of 36" o.c.
between the vehicular use area and the street right-of-way.
2. All landscape areas shall be shall be protected from wheel traffic. In addition to the wheel stops in front
of the parking bays the edge of the vehicular use area shall also incorporate protection of the landscape
area. This can be constructed of concrete curb and gutter, asphalt curb, rock edge set approximately 4"
higher than adjacent paving, or any other device that will protect the adjacent landscape.
Indicate on plan the proposed method to protect landscape areas from vehicular wheel encroachment.
3. Trees are to be a minimum of 2" in caliper at installation.
Specify on the plan that the minimum size of the proposed trees.
4. Indicate that the new fence will be constructed with the face directed outward.
