Any new site development must comply with the City's minimal landscape and buffer ordinance requirements and the requirements of the PID approved by the Planning Commission file Z-9567. 2. Vegetative or other opaque screening is typically required between the subject property and properties of a more restrictive nature. (Sec. 36-522. - Buffers required & Sec. 36-523. - Screening required) The property to the east and a portion of the property to the west are zoned R-2 (single family residential). Note on the landscape / site plan any existing vegetation to remain on the perimeters used to meet screening requirements. As per 04/11/21 Planning Commission hearing the applicant stated in response to the opposition's visual impact concerns, that the chain link fence and razor wire could not be eliminated due to security reasons. The applicant also stated that the front of property would be screened (between the fence and public right-of-way) with crape myrtles. The City of Little Rock will no longer accept crape myrtles to meet any tree requirements. Provide an alternative tree and shrub screen plantings between the fence and Fouche Dam Pike right-of-way. 4. For any site, trees from two (2) different genus are required. At least twenty-five (25) percent of the trees on the site outside of those required for screening purposes are to be of evergreen variety. Provide evergreen trees. 5. For any site, shrubs from two (2) different geniuses are required. At least twenty-five (25) percent of the shrubs on the site outside of those required for screening purposes are to be of evergreen variety. 6. Provide plant material schedule / legend and size specifications. To receive credit trees must be two (2) inches in caliper and shrubs must be eighteen (18) inches in height at installation. 7. The development of two (2) acres or more requires the landscape plan to be stamped with the seal of a registered landscape architect. 8. Irrigation is required for all sites exceeding one (1) acre. Provide note on the landscape plan stating, "an automatic irrigation system shall be provided for all new landscape areas and provide 100% full coverage". 9. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger.
