HomeMy WebLinkAbout16-021 Application16-021— Medical Office Building — 11220 Executive Center Drive - 201602194 1. Site plan must comply with the City's minimal landscape and buffer ordinance requirements. 2. Signage is to be reviewed and permitted separately. 3. Provide plant material at the rate of one (1) tree and three (3) shrubs for every thirty (30) linear feet between the building / parking areas adjacent to the interior road on the west side of the property. There is approximately three hundred (300) linear feet of property excluding the drives in this area, ten (10) trees and thirty (30) shrubs will be required. 4. Note existing trees "to remain" if applicable. 5. Provide trees and shrubs at the southeast corner of the parking area adjacent to Executive Center Drive (at the retaining wall) at the rate of (1) tree and three (3) shrubs for every thirty (30) linear feet. 6. Return three (3) copies of sheet 1-1.00 to the Plans Development Administrator before releasing for permit. 7. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger. The interior road to the west functions as a street leading to another property. In the past the city has required trees and shrubs be planted as per the perimeter requirements in these instances and not vehicular screening of the right-of-way. Example of this is Cantrell Falls / Kaufman lumber. Note to Sally Horsey: Emailed 3.25.16, addressing questions on perimeter and southeast corner at retaining wall: I was looking at this project this morning and comparing it to other similar projects. Trying to be consistent, I think the west side of the project needs to be treated the same as Cantrell Falls (Kaufman Lumber). In this case we required the plant material adjacent to the interior road to be planted like a perimeter; one (1) tree and three shrubs for every thirty (30) feet. There is approximately three hundred (300) linear feet excluding entry / exit drives which would require ten (10) trees and thirty (30) shrubs. The southeast corner of the parking is also a bit of a gray area. The cars will defiantly be screened but instead of the shrubs being place three (3) foot on center I believe that normal right of way plantings of one (1) tree and three shrubs for every thirty (30) feet will be acceptable on this corner. However, I think it would be more aesthetically cohesive if the line of shrubs continued at 3'-0" o.c. It's you call on this one. The only other thing I noticed was the existing tree note. If these are to remain please note on the plan "Existing Trees to Remain" instead of just "Existing Trees". Let me know if you have any other questions.
