Any new site development must comply with the City's minimal landscape and buffer ordinance requirements. 2. Signage is to be reviewed and permitted separately. 3. Landscape plan was not submitted. Permit cannot be released until landscape requirements are met. Additional and complete review will be made upon receiving a scaled landscape plan indicating plant symbols at a mature spread, proposed plant materials to be installed, plant material sizes, proposed planting areas, and method of irrigation. 3. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be required. 5. Any existing landscape areas and mature vegetation to remain shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Any trees or vegetation located in close proximity to construction shall have the area within the dripline fenced and protected from development activities. Any existing landscape or irrigation disturbed by construction shall be repaired or replaced before completion and final acceptance of the project. 6. Any new ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way. Screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total height. 7. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Review 1-31-22 Developments with one hundred fifty (150) or more parking spaces shall have: Single - trunk trees with a minimum caliper of three (3) inches measured twelve (12) inches above grade at planting to satisfy fifty (50) percent of the tree requirement. The remaining minimum caliper requirement may be reduced to two (2) inches. Specify a minimum of fifty (50) percent of the trees to be 3" in caliper on the plant material schedule. 2. Shrub materials are required to be 18 inches in height at installation to receive credit towards meeting the landscape code. Provide height and width specifications for shrub materials. 3. A land use buffer six (6) percent of the average width / depth of the lot will be required when an adjacent property has a dissimilar use of a more restrictive nature. The property to south is zoned R2. As a component of all land use buffer requirements, opaque screening, whether a fence or other device, a minimum of six (6) feet in height shall be required upon the property line side of the buffer. A minimum of seventy (70) percent of the land use buffer shall be undisturbed. Easements cannot count toward fulfilling this requirement. The plantings, existing and purposed, shall be provided within the landscape ordinance of the city, section 15-81. Existing perimeter trees and vegetation to remain and located in close proximity to construction shall have the area within the dripline fenced and protected from development activities. (Sec 15-52).
