Any new site development must comply with the City's minimal landscape and buffer
ordinance requirements
2. Signage is to be reviewed and permitted separately.
3. Additional information required. Permit cannot be released until landscape requirements
are met.
4. Screening requirements will need to be met for any vehicular use areas adjacent to the
street right of way or any adjacent properties of a more restrictive use. Provide screening
shrubs with an average linear spacing of not less than three (3) feet on center and trees
with an average linear spacing of thirty (30) feet on center within the required landscape
area.
Additional screening shrubs will be required between the parking area and the
Colonel Glenn right-of-way.
5. A perimeter planting strip is required along any side of a vehicular use area that abuts
adjoining property, or the right-of-way of any street. This strip shall be at least nine (9)
feet in width. One (1) tree and three (3) shrubs or vines shall be planted for every thirty
(30) linear feet of perimeter planting strip.
Additional trees and shrubs will be required on the east, west and south perimeters.
6. Building landscape areas shall be provided at the rate equivalent to planter strip three (3)
feet wide along the vehicular use area. One (1) tree and four (4) shrubs shall be planted in
the building landscape areas for each forty (40) linear feet of vehicular use area abutting
the building.
Provide building landscape area and plant materials.
There is approximately 160 linear feet of building adjacent to the vehicular use area.
A minimum of 480 square feet of landscape area is required in close proximity to
the building. A minimum of 4 trees and 16 shrubs are required. Landscape areas
and plant materials are deficient.
7. For any site, trees from two (2) different genuses are required. At least twenty-five (25)
percent of the trees on the site outside of those required for screening purposes are to be
of evergreen variety.
Change a portion of the deciduous trees to evergreen or provide additional
evergreen species.
8. For any site, shrubs from two (2) different genuses are required. At least twenty-five (25)
percent of the shrubs on the site outside of those required for screening purposes are to be
of evergreen variety.
Plant material symbols indicate only prime rose jasmine is to be used. Provide a
minimum of one additional shrub into the planting design.
9. Provide plant material schedule / legend and size specifications of proposed
material. In order to receive credit trees must be two (2) inches in caliper and
shrubs must be eighteen (18) inches in height at installation.
10. A land use buffer six (6) percent of the average width / depth of the lot will be required
when an adjacent property has a dissimilar use of a more restrictive nature. The property
to the south is zoned R2. As a component of all land use buffer requirements, opaque
screening, whether a fence or other device, a minimum of six (6) feet in height shall be
required upon the property line side of the buffer. A minimum of seventy (70) percent of
the land use buffer shall be undisturbed. Easements cannot count toward fulfilling this
requirement. The plantings, existing and purposed, shall be provided within the landscape
ordinance of the city, section 15-81.
A 12-foot buffer is required adjacent to the south residential property 70% of the
buffer is to remain undisturbed. Screening is required, note the type of screen and
placement of the site and landscape plans.
11. An irrigation system shall be required for developments of one (1) acre or larger. For
developments of less than one (1) acre a there shall be a water source within seventy-five
(75) feet of all plant material if an automatic irrigation system is not provided.
Provide note on the landscape plan stating, the method of irrigation to be used or
graphically indicate the location of the proposed hose bibs.
12. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance
(Sec. 15-100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be
required.
13. Any new ground or roof mounted mechanical systems shall be screened from abutting
properties and streets. Any trash receptacles or pickup shall be oriented away from a
primary street side of the property and screened from the public right-of-way. Screen
shall exceed the height of the dumpster or trash containment areas by at least two (2) feet
not to exceed eight (8) feet total height.
14. The City Beautiful Commission recommends preserving as many existing trees as
feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be
given when preserving trees of six (6) inch caliper or larger.
