Any new site development must comply with the City's minimal landscape and buffer ordinance requirements 2. Signage is to be reviewed and permitted separately. 3. A land use buffer six (6) percent of the average width / depth of the lot will be required when an adjacent property has a dissimilar use of a more restrictive nature. The property to the west is zoned R-2 and the property to the north is zoned R-4. As a component of all land use buffer requirements, opaque screening, whether a fence or other device, a minimum of six (6) feet in height shall be required upon the property line side of the buffer. A minimum of seventy (70) percent of the land use buffer shall be undisturbed. In addition to the required screening, buffers are to be landscaped at the rate of one (1) tree and three (3) shrubs for every thirty (30) linear feet. Easements cannot count toward fulfilling this requirement. The plantings, existing and purposed, shall be provided within the landscape ordinance of the city, section 15-81. A buffer is required on the west side of the property adjacent to the R-2 Zone property. Dumpster will need to be relocated from the buffer adjacent to the R-4 zoned property. 4. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property, or the right-of-way of any street. This strip shall be at least nine (9) feet in width and thirty (30) feet in width when adjacent to expressway right-of-way. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip. *4perimeter planting strips are required on both the east and west sides of the w property adjacent to the vehicular use areas. 5. Interior landscape areas shall comprise at least eight (8) percent of any vehicular use area containing twelve (12) or more parking spaces. Trees shall be included in the interior landscape areas at the rate of one (1) tree for every twelve (12) parking spaces. Interior trees and landscape areas are deficient. Parking is deficient. Restaurants require 1 parking space per 100 sq ft. of use area. Retail requires 1 parking space per 400 sq ft of use area. The square footages provided indicate a minimum of 21 onsite parking spaces are required. 6. Building landscape areas shall be provided at the rate equivalent to planter strip three (3) feet wide along the vehicular use area. One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building. There is approximately 245 linear feet of building adjacent to the vehicular use area. A minimum of 735 square feet of landscape area is required in close proximity to the building. A minimum of 6 trees and 25 shrubs are required. Landscape areas and plant materials are deficient. 7. An irrigation system shall be required for developments of one (1) acre or larger. For developments of less than one (1) acre a there shall be a water source within seventy-five (75) feet of all plant material if an automatic irrigation system is not provided. Provide note on the landscape plan stating, the method of irrigation to be used or graphically indicate the location of the proposed hose bibs. 8. Provide plant material schedule / legend and size specifications of proposed material. In order to receive credit trees must be two (2) inches in caliper and shrubs must be eighteen (18) inches in height at installation. Provide specific plant material information for each planting area. Provide height specification for shrub material. 9. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be required. Indicate on plan curb and gutter or other vehicular protection adjacent to the landscape area on the north side of the property. 10. Any new ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way. Screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total height. 11. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site.
