ADDITIONAL INFORMATION REQUIRED

1. Any new site development must comply with the City's minimal landscape and buffer
ordinance requirements and the requirements of variance approved by the Board of Adjustment,
File No. Z-5114-A.
2. Signage is to be reviewed and permitted separately.
3. Prior to releasing for building permit a franchise agreement must be obtained from
Little Rock Public Works to place landscape and/or irrigation materials in the public right-
of-way. Contact Engineering Technician, Bennie Nicolo at 371-4818
or BNicolo(a'.Iittlerock.gov for additional information.
4. Crape Myrtles can be used in the landscape but will no longer be accepted by the
City of Little Rock to meet any tree requirements.
Provide additional trees or change species to meet the minimum requirements.
5. Shrub materials are required in the planting areas on the southwest, south, and east
perimeters
Provide plant materials at the rate three (3) shrubs for every thirty (30) linear feet of right -
of way or vehicular use area adjacent to the property line. Shrub materials may be grouped
together but located no further than thirty (30) feet from the property line. Groups of
shrubs cannot be spaced further than 100-feet apart.
6. Screening requirements will need to be met for any vehicular use areas adjacent to the
street right of way or any adjacent properties of a more restrictive use. Screening requirements
will need to be met for the vehicular use areas adjacent to the Bowman and Kains Road rights -
of -way.
Provide screening shrubs with a linear spacing of not less than three (3) feet on center
between the vehicular use area and the street rights -of -way. Shrubs must be a minimum of
18" in height at installation.
Provide specifications on plan noting shrub materials are to be a minimum of 18" in height.
Verify that 3-gallon materials will meet the shrub material height requirements or specify
larger container size.
7. Building landscape areas shall be provided at the rate equivalent to planter strip three (3)
feet wide along the vehicular use area. One (1) tree and four (4) shrubs shall be planted in the
building landscape areas for each forty (40) linear feet of vehicular use area abutting the
building.
There is approximately 130 linear feet of building adjacent to the vehicular use area.
A minimum of 3 additional trees and 13 additional shrubs are required in close proximity
of the building.
8. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance
(Sec. 15-100). Wheel stops, and/or concrete curb and gutter will be required between vehicular
use areas and any turf or planting area.
9. All ground or roof mounted mechanical systems shall be screened from abutting
properties and streets. Any trash receptacles or pickup shall be oriented away from a primary
street side of the property and screened from the public right-of-way. Screen shall exceed the
height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8)
feet total height.
10. The City Beautiful Commission recommends preserving as many existing trees as
feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given
when preserving trees of six (6) inch caliper or larger.
