Install materials "high" if necessary, due to subsurface conditions. Contact the Architect if existing conditions might jeopardize the plant materials' livability. Provide positive drainage of the subgrade in all turf areas and mass planting areas. 2. Provide positive drainage away from the buildings in all areas and provide smooth, continuous grades. Provide positive drainage away from air conditioning pads as applicable. 3. Stake the location of all trees and mass planting areas and obtain approval of the General Contractor and Architect prior to installation. Tree locations may be adjusted based on the exterior light standard locations, security camera locations and signage, as applicable. Provide smooth freeform curves for all mass planting areas. 4. Trees shall be selected with forms adaptable to placement adjacent to sidewalks and/or vehicular use areas. Trees shall have forms and clear trunks adaptable to future pruning for pedestrian and vehicular clearance. 5. Refer to Drawings for the shrub beds on the parking lot perimeters. Provide 2" depth mulch in beds. Provide steel edging separating the beds from the turf. Where applicable set center of first row of shrubs adjacent to parking a minimum of 3'-0" from curb edge to allow 18" mulch buffer back to curb. Mulch beds to curbs. 6. Provide a minimum 3'-0" diameter mulch ring with a 4" mulch saucer for all trees located in turf areas. Provide 3" depth of mulch inside the saucers. Review subsurface drainage conditions. Install trees "high" if necessary due to subsurface conditions. 7. Provide a 2" minimum depth of shredded hardwood mulch in all mass planting beds. Finished grades of the mulch shall be ^/2" below the finished grade of adjacent paving or edging. Submit a sample of the mulch for approval by the Owner and/or Architect prior to installation. 8. Provide 4" x 1/8" steel landscape edging with stakes between all turf areas and ground cover or shrub beds. No edging shall be installed between the different types of shrub material. Refer to the Drawings for the plantings of Asiatic Jasmine. Set the groundcover plants in staggered rows 18" on center. Set the first row of plants 18' from any edging. 11. All solid sod shall be 'Hybrid 419' Bermuda. Provide positive drainage in all turf areas. Solid sod to be laid on a smooth uniform grade with all joints tight and even. Pin sod on slope areas as required for establishment. 12. The hydroseeded areas shall be maintained until scattered bare spots, none of which is larger than 1 square foot, comprised no more than 2% of any gross area for seeded areas and until 30 days after substantial completion of the project, whichever is later. 13. Provide initial installation of Annual Rye Grass for erosion control, as applicable, due to time of grading. Seeded areas to be prepared and hydroseeded with permanent Common Bermuda Seed during proper germination period during the summer. 14. Seeding shall be included to limits of clearing and cut or fill. General Contractor to field verify limits of seed. 15. Contractor shall calculate all square footage of sod and hydroseeded areas. 16. Begin maintenance immediately after planting. Maintain plant materials by watering, pruning, cultivating, and fertilizing as required for healthy growth. Restore planting saucers. Tighten and repair stake and guy supports and reset trees and shrubs to proper grades or vertical position as required. Provide positive chemical, insect and disease control as indicated by inspection. Fertilize plants as required by good horticultural practice. Provide and replace mulch in planting beds and inside the saucers as necessary. Remove trash from planting and lawn areas at least once a week. Weed shrub and groundcover beds as required to maintain a neat appearance. Mow and edge lawns at least once each week during the growing season. Bag and remove clippings from the project site. Monitor operation and coverage of the irrigation system. 17. All container grown material shall be thoroughly hand watered upon arrival, while in the containers, before planting. Protect the tree trunks at all times during the removal from delivery trailer 18. The landscape contractor shall provide soils test, by an established agricultural testing soils lab or county agency. Submit findings to the Architect. Amend the soil as recommended for establishment of turf and ornamental trees/shrubs. 19. Prune any trees as requested by the Architect, General Contractor or Owner. 20. Review existing utilities and new utility plans prior to installing the plant materials. Do not install trees or shrubs over underground drainage structures, utilities or directly under overhead power lines. Make minor adjustments in tree locations if necessary. Coordinate revised locations with the Architect and General Contractor. 21, Coordinate the installation of the landscape with the installation of the site lighting and security cameras. Minor adjustments in the field may be made as required to position the trees between the pole lights. Coordinate the final light locations with the Architect and General Contractor. 22. Adjust trees in parking islands as needed to avoid interference with overhead pole lights. Contact Architect if any proposed trees are in conflict with any utilities, light poles, security cameras, signage or site drainage items prior to installation. 23. Landscape Contractor to secure any permits, including franchise agreements, required for planting and irrigation in public right-of-way prior to commencing work. Coordinate with General Contractor and Architect as necessary. Pull all required permits. 24. The Owner shall provide a source for water on the site and will pay all water costs. Furnish all necessary hose equipment, attachments and accessories for adequate irrigation to complete the work specified. 25. The General Contractor shall provide Schedule 40 PVC sleeving, 4" or 6" size, buried at an 18" depth as access for the sprinkler system. The ends of the sleeves shall be clearly marked by the General Contractor and shall extend out 18" past the curbs or paving. 26. Provide an automatic irrigation system for all landscape areas within the scope of work. Refer to specs Section 328400 - Planting Irrigation. 27, Coordinate the installation of the sprinkler meter. Verify the location of the sprinkler meter. Set a reduced pressure backflow preventer, installed according to Municipal Water Works rules and regulations. Position the reduced pressure backflow preventer behind a shrub mass so that it will be inconspicuous from the entrance drive and street. Provide faux rock fiberglass insulated cover. 31. All sprinkler system materials, operations and installation shall be done in strict accordance with all applicable codes, ordinances and regulations. 32. It is the responsibility of the Irrigation Contractor to familiarize himself with all grades differences, location of walls, retaining walls, etc. He shall coordinate his work with the General Contractor and other Subcontractors for the location and the installation of pipe sleeves through walls, under roadways, paving, structures, etc. 33. Guarantee plant materials for a period of one year after substantial completion of the Project against defects, including death and unsatisfactory growth, except for defects or losses due to occupancy of the project in any part, vandalism, physical damage by animals, vehicles, fire, hail, tornadoes, hurricanes, losses due to curtailment of water by local authorities, or freeze.
