Any new site development must comply with the City's minimal landscape and buffer ordinance requirements and the site plan review approved by the Planning Commission file # 5-1538-Q. 2. Signage is to be reviewed and permitted separately. 3. Eight percent (8%) of the vehicular use area must be designated for green space; this green space needs to be evenly distributed throughout the parking area(s). The minimum size of an interior landscape area shall be three hundred (300) square feet for developments exceeding one hundred fifty (150) parking spaces. Interior islands must be a minimum seven and one half (7 1/2) feet in width. Trees shall be included in the interior landscape areas at the rate of one (1) tree for every twelve (12) parking spaces. Verify Interior landscape islands 300 square feet or greater meet the eight (8%) interior green space requirements. 4. Developments with one hundred fifty (150) or more parking spaces shall have: Single -trunk trees with a minimum caliper of three (3) inches measured twelve (12) inches above grade at planting to satisfy fifty (50) percent of the tree requirement. The remaining minimum caliper requirement may be reduced to two (2) inches. Multi -trunk trees are to have a minimum of three (3) canes with a minimum caliper of one and one-half (1%) inches measured twelve (12) inches above grade at planting to satisfy fifty (50) percent of the requirement. The remaining caliper requirement may have three (3) trunks or canes with a minimum caliper of one (1) inch. Increase caliper size specification of trees to meet the minimum requirement. Screening requirements will need to be met for any vehicular use areas adjacent to the) street right of way or any adjacent properties of a more restrictive use. Provide screening shrubs with an average linear spacing of not less than three (3) feet on center and trees with an average linear spacing of thirty (30) feet on center within the required landscape area. The vehicular use area adjacent to the Bass Pro Parkway right-of-way is approximately 300 linear feet. A minimum of 100 screening shrubs will be required in this perimeter planting strip. 6. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property. This planting strip shall be a minimum of nine (9) feet in width. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip. The minimum quantity of shrubs is required to be provided on each of the perimeter planting strips at the following rates. East Perimeter adjacent to Northeast Out Parcel: Approximately 230 linear feet, a minimum of twenty-three (23) shrubs required. North Perimeter adjacent to Northeast Out Parcel: Approximately 270 linear feet, a minimum of twenty-seven (27) shrubs required. East of Building Type "C" Perimeter: Approximately 290 linear feet, a minimum of twenty- nine (29) shrubs required. South Perimeter: Approximately 1015 linear feet, a minimum of (102) shrubs required. West of Building Type "C" Perimeter: Approximately 290 linear feet, a minimum of twenty-nine (29) shrubs required. North Perimeter adjacent to Northwest Out Parcel: Approximately 245 linear feet, a minimum of twenty-five (25) shrubs required. West Perimeter adjacent to Northwest Out Parcel: Approximately 295 linear feet, a minimum of thirty (30) shrubs required. 7. Building landscape areas shall be provided between the vehicular use area used for public parking and the general vicinity of the building. These landscape areas shall be provided at the rate equivalent to planter strip three (3) feet wide along the vehicular use area. One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building. Building Type "A": There is approximately 485 linear feet of vehicular use area adjacent to the building. In addition to the shrubs a minimum of twelve (12) trees shall be provided in close proximity to the building. Building Type "B": There is approximately 425 linear feet of vehicular use area adjacent to the building. In addition to the shrubs a minimum of eleven (11) trees shall be provided in close proximity to the building. Building Type "C": There is approximately 710 linear feet of vehicular use area adjacent to the building. In addition to the shrubs a minimum of eighteen (18) trees shall be provided in close proximity to the building. 8. Crape Myrtles can be used in the landscape but will no longer be accepted by the City of Little Rock to meet any tree requirements. Change Crape Myrtle to a different species between the building and the parking area or provide an additional variety of tree in close proximity to proposed Crape Myrtles to receive tree credit. 9. The development of two (2) acres or more requires the landscape plan to be stamped with the seal of a registered landscape architect. 10. All ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way. Screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total height. 11. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger.
