1. Site plan must comply with the City's minimal landscape and buffer ordinance and the
requirements of the PCD approved by the Planning Commission, file number Z-6973-G.
The site plan differs from the layout submitted to the Planning Commission. Provide three (3)
copies of the latest site plan to Subdivision Administrator, Donna James (501-371-6821) for
review and approval.
2. Signage is to be reviewed and permitted separately.
Any existing vehicular use area that does not meet current code requirements may continue as
nonconforming until such time a building permit is issued to rehabilitate a structure on the
property exceeding fifty (50) percent of the current replacement cost of the structure. At such
time fifty (50) percent of the existing vehicular use area shall be brought into compliance with
this chapter and shall continue to full compliance on a graduated scale based upon the
percentage of rehabilitation cost.

4. Any new site development must comply with the City's minimal landscape and buffer ordinance
requirements. Parking areas exceeding twelve (12) or more parking spaces require that eight (8)
percent of the surface area be designated for green space; One (1) tree is required for each (12)
parking spaces.
The greenspace adjacent to the proposed new parking is adequate. One (1) new tree a minimum
of 2" in caliper will be required.
Existing trees can be used to meet this requirement if noted to remain on the site plan and
protected during construction.
5. If irrigation is not provided for developments of less than one (1) acre a there shall be a water
source within seventy-five (75) feet of the plants to be irrigated.
Note the location of a water source on the plan if applicable.
6. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-
100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be required.
Show wheel stops, curb and gutter, or other device to prevent wheel traffic on from
encroaching on the unpaved area north of the proposed twelve (12) parking spaces in the rear
of the property.
All ground or roof mounted mechanical systems shall be screened from abutting properties and
streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the
property and screened from the public right-of-way. Screen shall exceed the height of the
dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total
height and be gated.
Show gates on dumpster enclosure.
8. Permit cannot be released until the above comments are addressed. Submit three (3) copies of
the revised landscape / site plan and one (1) copy of the survey to the Plans Development
Administrator for review and approval.
9. The City Beautiful Commission recommends preserving as many existing trees as feasible on this
site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving
trees of six (6) inch caliper or larger.
