Site plan must comply with the City's minimal landscape / buffer ordinance requirements, the requirements of the Site Plan review approved by the Planning Commission, file #S-1848, and the requirements of the City Beautiful Commission variance case #669. Signage is to be reviewed and permitted separately. 3. Interior landscape areas shall comprise at least eight (8) percent of any vehicular use area containing twelve (12) or more parking spaces. Trees shall be included in the interior landscape areas at the rate of one (1) tree for every twelve (12) parking spaces. A minimum of three (3) trees are required to meet interior requirements. No two (2) areas can be used to meet different code requirements. Indicate landscape areas that are being used to meet the eight (8) percent interior requirements. 4. As a component of all land use buffer requirements, opaque screening, whether a fence or other device, six (6) feet in height shall be required upon the property line side of the buffer. In addition to the required screening, buffers are to be landscaped at the rate of one (1) tree and three (3) shrubs for every thirty (30) linear feet. Opaque screening will be required on the south and west sides of the site adjacent to the residential zoned property. If a wood fence is to be provided note that fence is to be constructed facing outward towards neighboring property A minimum of nine (9) trees and thirty (30) shrubs will be required adjacent to the west property line. A minimum of three (3) trees and ten (10) shrubs will be required adjacent to the south property line. 5. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property, or the right-of-way of any street. This strip shall be a minimum six (6) foot nine (9) inch) feet wide. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip. A minimum of nine (9) trees and thirty (30) shrubs will be required adjacent to the west property line. 6. Building landscape areas shall be provided between the vehicular use area used for public parking and the general vicinity of the building. These shall be provided at the rate equivalent to planter strip three (3) feet wide along the vehicular use area. One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building. A minimum of three (3) trees and eleven (11) shrubs will be required in close proximity to the building. 7. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15- 100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be required. 8. All ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way. Screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total height. 9. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger.
