Any new site development must comply with the City's minimal landscape and buffer ordinance requirements, the Highway 10 Scenic Corridor Overlay District requirements, and the requirements of the PD-C approved by the Planning Commission file # Z-9609. 2. Signage is to be reviewed and permitted separately. 3. Landscape plan was not submitted. Permit cannot be released until landscape requirements are met. Additional and complete review will be made upon receiving a scaled landscape plan indicating plant symbols at a mature spread, proposed plant materials to be installed, plant material sizes, proposed planting areas, and method of irrigation. Landscape plan should include but may not be limited to the following. Screening requirements will need to be met for any vehicular use areas adjacent to the street right of way or any adjacent properties of a more restrictive use. Provide screening shrubs with an average linear spacing of not less than three (3) feet on center and trees with an average linear spacing of thirty (30) feet on center within the required landscape area. • A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property, or the right-of-way of any street. This strip shall be at least nine (9) feet in width and thirty (30) feet in width when adjacent to expressway right-of-way. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip. • Interior landscape areas shall comprise at least eight (8) percent of any vehicular use area containing twelve (12) or more parking spaces. Trees shall be included in the interior landscape areas at the rate of one (1) tree for every twelve (12) parking spaces. • Building landscape areas shall be provided at the rate equivalent to planter strip three (3) feet wide along the vehicular use area. One (1) tree and four (4) shrubs shall be planted in the building landscape areas for each forty (40) linear feet of vehicular use area abutting the building. • For any site, trees from two (2) different genuses are required. At least twenty- five (25) percent of the trees on the site outside of those required for screening purposes are to be of evergreen variety. • For any site, shrubs from two (2) different genuses are required. At least twenty- five (25) percent of the shrubs on the site outside of those required for screening purposes are to be of evergreen variety. • Provide plant material schedule / legend and size specifications of proposed material. In order to receive credit trees must be two (2) inches in caliper and shrubs must be eighteen (18) inches in height at installation. • An irrigation system shall be required for developments of one (1) acre or larger. Provide note on the landscape plan stating, "an automatic irrigation system shall be provided for all new landscape areas and provide 100% full coverage". • The development of two (2) acres or more requires the landscape plan to be stamped with the seal of a registered landscape architect. 4. The Highway 10 frontage (front yard) shall consist of a minimum of forty (40) feet of landscaped area exclusive of right-of-way. The landscaped area shall contain organic and/or combined man-made/organic features such as berms, brick walls and dense plantings such that vehicular use areas are screened when viewed from an elevation of forty-two (42) inches above the elevation of the adjacent street. Trees shall be planted or be existing at least every twenty (20) feet and have a minimum of two (2) inches in diameter when measured twelve (12) inches from the ground at time of planting. Provide screening shrubs no less than thirty (30) inches in height at installation with an average linear spacing of not less at three (3) feet within the required landscape area. 5. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Mulch, edging, wheel stops, and/or concrete curb and gutter will be required. 6. Any existing landscape areas and mature vegetation to remain shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Any trees or vegetation located in close proximity to construction shall have the area within the dripline fenced and protected from development activities. Any existing landscape or irrigation disturbed by construction shall be repaired or replaced before completion and final acceptance of the project. 7. Any new ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way. Screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet not to exceed eight (8) feet total height. 8. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger.
