Markham Street Little Rock, AR 72201 RE: Lots 8A — 8H, Tract 1, Chenal Valley Preliminary Plat Mr. Moore, Attached are the drawings, application, affidavit, and filing fee for the above referenced project. The developer for this project would like to subdivide this property into eight commercial lots. This project contains approximately 10.80 acres and is located near the NE corner of Chenal Parkway and Rahling Road. The lot sizes range from 0.68 acres to 2.47 acres, but average approximately 1.35 acres. The parcel is currently zoned C-3. The seller would construct the road extension of LaMarche Road along the northwest property line. The existing landowner is Deltic Real Estate, LLC, with an address of 7 Chenal Club Blvd, Little Rock, Arkansas 72223, and the Source of Title is Instrument Number 2018-009550. The developer is LBDG Holdings, LLC with an address of 1 Remington Drive, Suite 100, Little Rock, Arkansas 72204, they have the land under contract. There will be applicable existing covenants or restrictions on the land when the buyer closes on the land. The proposed source of water is from Central Arkansas Water with the wastewater disposal being collected by Little Rock Water Reclamation Authority. The developer is requesting a variance for advance grading the parcel with the construction of the infrastructure. This will reduce the amount of earthen material to be hauled across public city streets. Please place this item on the next available Planning Commission agenda.
