That DENNY ROAD, LLC (-Grantor'), being the owner of LOT 29, BLOCK 4, PARKSIDE
AT WILDWOOD to the City of _Little Rock,_ Pulaski County, -Arkansas, hereby plats a portion
as LOT 21R, BLOCK 4, PARKSIDE AT WILDWOOD (being a replat Lot 29, Block 4, Parkside
at Wildwood) to the City of Little Rock, Pulaski County, Arkansas, as shown and
represented on the attached plat and henceforth description and conveyance by such
designation or part thereof, as shown and represented on said attached plat, shall be a
proper and sufficient description thereof.

KNOW ALL MEN BY THESE PRESENTS:
Said Lot 21R, Block 4, Parkside at Wildwood to the City of Little Rock, Pulaski County,
Arkansas, as shown and represented on attached replat, and any interest therein shall be
held and owned subject to and in conformity with all provisions, convenants and
restrictions of the Plat and Bill of Assurance filed for record in the Office of the Recorder of
Pulaski County, Arkansas on August 20, 2021, as Instrument No. 2021058801 and the Plat
appearing of record in the Office of the Recorder of Pulaski County, Arkansas, as
Instrument No. 2021058802 which plat shows that all lots platted therein (and said lots
replatted herein) shall be restricted to detached single-family residences only, with the
same force and effect as if said lots as replatted herein had been included in said Plat and
Bill of Assurance when the same was originally executed and filed for record; provided that
the building lines, sewer, utility and drainage easements shall be as shown and
represented on the attached replat.
Permanent easements for drainage, for laying and maintaining sewer pipes and mains
and for the installation and maintenance of utilities are created and reserved over, across
and through said lands as shown on attached plat.
Any business, trade, activity or undertaking not in keeping with the zoning use of said
land, herein platted, and each of them, is prohibited and shall not be carried on or
permitted on any part of said land; and, anything deemed a nuisance or to create undue
annoyances or which interferes with the zoning use and occupancy of said land shall be
prohibited thereon.
The convenants, restrictions, requirements and provisions of this instrument shall be
automatically extended for successive periods of ten years each on and after January 1,
2034, unless and unto amended or canceled as authorized herein,
Invalidation of any covenant, restriction, requirement of provision set forth herein or any
part thereof by an order, judgment or decree of any Court or otherwise shall not invalidate
or affect any of the other covenants and/or restrictions or any part thereof as set forth
herein but they shall remain in full force and effect.
