SUPPLEMENTAL BILL OF ASSURANCE OF
CHENAL VALLEY C011I1VIERCIAL NEIGHBORHOOD
This Plat, Right of Way Dedication and Forty -Fourth Supplemental Bill of Assurance of
Chenal Valley Commercial Neighborhood is made this / % day of tT6slX , 2022, by
PotlatchDeltic Real Estate, LLC (the "Developer"or the "Declarant").
WHEREAS, Developer caused to be filed in the office of the Circuit Clerk and Ex-Officio
Recorder of Pulaski County, Arkansas that certain Bill of Assurance of Chenal Valley Commercial
Neighborhood on September 30, 1996 as Instrument No. 96-68199 creating the Chenal Valley
Commercial Neighborhood, and additional supplements and amendments thereto (the "Bill of
Assurance");
WHEREAS, Paragraph l of said Bill of Assurance specifically provides that the Developer
has a right to bring within the Plan of the Bill of Assurance additional properties provided such
additions we in accord with the General Plan of Development;
WHEREAS, Developer hereby dedicates and declares that the Properties described on
Exhibit A atrached hereto ("Unplatted Properties") and made a part hereof shall be held,
transferred, sold, conveyed and occupied subject to the covenants, restrictions, easements, charges
and liens set forth in the Original Bill of Assurance, and all Amendments thereto, and such
property herein described on Exhibit A shall be forever known as and constitute a part of the
community of Chenal Valley Commercial Neighborhood;

WHEREAS, the previously described Unpiatted Properties are being platted as Lot 6, Tract
1, Chenal Valley, an addition to the City of Little Rock, Arkansas, and Lot 7, Tract 1, Chenat
Valley, an addition to the City of Little Rock, Arkansas;
WHEREAS, Developer files this PIat, Right of Vijay Dedication and Forty -Fourth
Supplemental Bill of Assurance to reflect the new legal description to the Unplatted Properties as
Lot 6, Tract 1, Chenal Valley, an addition to the City of Little Rock, Arkansas, and Lot 7, Tract 1,
Chenal Valley, an addition to the City of Little Rock, Arkansas;
NOW, THEREFORE, Developer, for and in consideration of the benefits to accrue to it,
its Successors and Assigns, which benefits it acknowledges to be of value, has caused to be made
Plats, showing a survey made by Marion Scott Foster, Registered Land Surveyor dated June 8,
2022 with Instrument #'s ' 3 2 and
bearing a Certificate of Approval executed by the Department of Comprehensive Planning of the
City of Little Rock, Arkansas, and showing the boundaries and dimensions of the Real Property
now being divided into Lots (the `Plats").
POTLATCHDELTIC HEREBY DONATES AND DEDICATES TO THE CITY OF
LITTLE ROCK, ARKANSAS A RIGHT-OF-WAY DEDICATION FOR R.AHLING ROAD AS
REFLECTED ON THE PLATS TO BE USED AS A PUBLIC STREET SO LONG AS THE
STREET IS UTILIZED AND MAINTAINED AS A PUBLIC ROADWAY BY THE CITY OF
LITTLE ROCK, ARKANSAS.
There are shown on said Plats certain easements for utilities which Developer hereby
donates and dedicates to and for the use of public utilities, the same being, without limiting the
generality of the foregoing, electric power, gas, telephone, water, sewer and telecommunications
with the right hereby granted to the persons, firms. or corporations engaged in the supplying of

such utilities to use and occupy such easements, and to have free ingress and egress therefrom for
the installation, maintenance, repair and replacement of such utility services.
The filing of this Plat, Right of Way Dedication and Forty -Fourth Supplement to the Bill
of Assurance of Chenal Valley Commercial Neighborhood and Plats for record in the Office of
Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, shall. be a valid and complete
delivery and dedication of the utility easements subject to the limitations herein set out. The land
embraced in the Plats shall be forever known as Lot 6, Tract 1, Chenal Valley, an addition to the
City of Little Rock, Arkansas, and Lot 7, Tract 1, Chenal Valley, an addition to the City of Little
Rock, Arkansas, and any and every deed of conveyance of the Lots describing the same as shown
on said Plats shall always be deemed a sufficient description thereof.
Said lands herein platted and any interest therein is hereby subject to all those certain terms,
dovenants and restrictions contained in the Bill of Assurance of Chenal Valley Commercial
Neighborhood filed September 30, 1996 as Instrument No. 9668199, and all supplements and
amendments thereto, all of which are incorporated herein by reference and made a part hereof.
