Brown and Tamma Jean Brown are the sole owners of that certain property lying in Pulaski County, State of Arkansas, to -wit: Lot 1, Block 32, Chenal Valley, an Addition to the City of Little Rock, Arkansas; and WHEREAS, it is deemed desirable to replat the above described property for the purpose of modifying a building line. NOW THEREFORE, August R. Brown and Tamma Jean Brown, Grantors, for and in consideration of the benefits to accrue to them, their heirs and assigns, which benefits they acknowledge to be of value, have caused to be made a plat (the "Plat") showing a survey made by Joe D. White, Registered Land Surveyor, dated , and bearing a certificate of approval executed by the Department of Comprehensive Planning of the City of Little Rock, showing the boundaries and dimensions of the property now being replatted as Lot 1R, Block 32, Chenal Valley, an Addition to the City of Little Rock. The purpose of this Amendment is to provide for the modification of the building line as reflected on the Plat. There are areas on the Plat shown as easements for streets, drainage, access, and/or utilities and the Grantors of this replat take title subject to the rights of public utilities and the public in these areas. The filing of this Amendment and replat to Bill of Insurance for record in the office of the Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, should be a valid and complete delivery and dedication of the easements shown on the Plat. The lands embraced in the Plat shall be forever known as Lot 1R, Block 32, Chenal Valley, an Addition to the City of Little Rock and any and every deed of conveyance providing the same by number shown on said Plat shall always be deemed a sufficient description thereof. The property described in the Plat is subject to all of the covenants and restrictions set forth in the Bill of Assurance originally filed on May 24, 1994, in the office of the Circuit Clerk and Ex-Officio Recorded of Pulaski County, Arkansas, as Instrument No. 94-390141 and all amendments thereto.
