1. Approval of sidewalks as shown.
A. PROPOSAL RE UEST:
This application consist of a filing for preliminary plat
approval for 175 single family lots to be done in three
phases. The development consists of a series of cul-de-sacs
off the collector streets.
B. EXISTING CONDITIONS:
The land area is hilly terrain with a large amount of mature
vegetation.
C. ENGINEERING UTILITY COMMENTS:
Engineering requests that the PAGIS Monuments be shown. All
internal streets must be named on the preliminary plat and
assurances should be provided indicating that all street
islands be maintained by the neighborhood association.
Arkansas Power and Light Company is requesting that the
applicant provide several 15 foot easements.
Southwestern Bell Telephone is requesting that easements be
provided.
Little Rock Waste Water Utility is requesting that a sewer
main extension with easements.

1. A request has been made, but not in writing, to provide
sidewalks in place of the jogging trails.
2. As of this writing, no revised preliminary plat has been
received addressing the concerns from Engineering.
3. No letter has been received requesting a phasing plan for
this preliminary plat.
E. ANALYSIS•
Staff feels that this project requires additional work on the
part of the engineer and the developer to reduce its impact on
the adjacent land uses which are not shown.
Several of the concerns identified by staff have not met the
Ordinance requirements for preliminary plat filing.
F. STAFF RECOMMENDATIONS:
Staff reserves any recommendation until a revised preliminary
plat has been submitted and reviewed.
SUBDIVISION COMMITTEE COMMENT:
(JULY 23, 1992)
Tim Daters represented the applicant. No discussion took place
since Mr. Daters stated that he would be requesting a deferral
of this item. As of this writing, no written request has been
received.
PLANNING COMMISSION ACTION:
(AUGUST 11, 1992)
Staff informed the Commission that the notice requirement was
incomplete. As part of the Consent Agenda, this item was approved
for deferral by a vote of 9 ayes, 0 nays and 2 absent. The
deferral is for the September 22, 1992 public hearing.

were no objectors in attendance. After a brief discussion, the
Commission voted on a motion to place this item on the Consent
Agenda for approval with conditions. Those conditions are the
