REQUEST:
This applicant proposes to gain approval from the Planning
Commission to reduce the amount of the sidewalk approved on
preliminary plat on March 26, 1991. The sidewalk was voluntarily
placed by the applicant in places where the ordinance did not
require them. At this time, the applicant wants to remove part
of the sidewalk from the proposed "A" Street and all sidewalk
from the proposed "E" Street. At the same time, the applicant
agreed to place the trail from Champagnole Drive to the south
boundary of the plat.
STAFF RECOMMENDATION:
Staff recommends approval of the proposal subject to the
applicant providing the revised plat showing a proposed trail.
PLANNING COMMISSION ACTION: (FEBRUARY 25, 1992)
Mr. Joe White was present. The staff recommended approval of the
applicant's request as shown on the plat. Commissioner Oleson
asked the Planning staff what kind of pedestrian system was
approved for Chenal Valley in the past. The Planning staff
responded by saying that the Chenal Valley development has an
approved system of pathways and trails connecting together for an
overall development. — -�
A lengthy discussion of the proposal then followed with comments
from the commissioners and Mr. White. It was determined the
removal of the sidewalk on the proposed street labeled "E" and
part of street labeled "A" would be allowed subject to the
applicant providing a revised preliminary plat to show a trail
connecting both the north and south boundaries of the plat.
A motion was made and passed by a vote of 9 ayes, 1 nay and
1 absent.

A. PROPOSALIREQUEST
This proposal consists of Preliminary Plat including 94
single family lots on a series of streets with a single
entry point to service the neighborhood.
B. EXISTING CONDITIONS
The existing terrain is intact with natural foliage.
There are street already in place adjacent to the
subdivision providing for the collector street. System
to serve the neighborhood.
C. ENGINEERING COMMENTS:
Engineer should contact traffic engineering about sight
distance concerns. Excavation ordinance applies.

D. ISSUES LEGAL TECHNICAL DESIGN:
There are not many significant issues attached to this
plat. The only item of concern expressed by the
Planning Staff has to do with including street names on
the Preliminary Plat and extending the sidewalk to the
end of the Southern Cul-de-Sac.
Southwestern Bell Telephone has requested several
easements.

SUBDIVISION COMMITTEE COMMENTS: (March 14, 1991)
The applicant was represented by Mr. Joe White. The Staff
recommendation was discussed. Mr. White was instructed that
he needed some additional information to be placed on the
plat that is required by Ord. No. 15,929. There were
several design elements discussed. These dealt primarily
with the extending sidewalk, placing street names on the
preliminary plat and including easements for AP&L and
Southwestern Bell Telephone on the plat.
There being no further discussion on the matter, this item
was forwarded to the full Commission for the final
resolution.
