A. PROPOSALIREQUEST
This proposal consists of a Preliminary Plat filing for
56 single-family homes adjacent to the Chenal
Professional Centre in Chenal Valley. The development
format is a number of average lots on a series of
streets with a single entry point to service the
neighborhood.
B. EXISTING CONDITIONS:
The existing land area is undisturbed at this time with
natural foliage in place. There are major streets
already in place adjacent to the subdivision plat
providing for the collector street system to serve the
neighborhood.

C. ENGINEERING COMMENTS:
Engineer should contact Civil Engineering about proposed
entry street grades, and Traffic Engineering about sight
distance concerns. Are internal sidewalks exempted?
Excavation ordinances apply.
D. ISSUESILEGALITECHNICALIDESIGN:
These issues are to be introduced here as follows:
1. Tract A, a border parcel to this plat, should be
identified in the Bill of Assurance for the purpose
of future maintenance.
2. Sidewalks should be included on the Preliminary Plat
where required by ordinance.
3. Street name conflict - check with David Hathcock.
4. Southwestern Bell Telephone has requested several
easements.
E. ANALYSIS•
The Planning Staff finds no serious fault with the plat,
subject, however, to resolving the items pointed out
above.
F. STAFF RECOMMENDATION:
Staff recommends approval of the Preliminary Plat subject to
the resolution of the several items pointed out above.
SUBDIVISION COMMITTEE COMMENTS: (March 14, 1991)
Mr. Joe White was present representing the application. The
Staff recommendation was discussed. Mr. White described the
preliminary plat and various elements of the proposal. He
pointed out that this design constitutes a single loop as
far as a principal access is concerned. He also identified
the open space common to the various owners that will be
controlled and maintained by the property owners
association. The Planning Staff pointed out that Tract A
needed to be identified in the Bill of Assurance.
There were also several design elements discussed. These
dealt primarily with the including easements for utilities,
placing street names on the plat, and allowing street
intersection to be at the grade of 8%.
There being no further discussion, the matter was forwarded
to the full Commission for resolution.
