Markham Street Little Rock, AR 72201 RE: Point West, 6th Addition Preliminary Plat Mr. Moore, Attached are the drawings, application, affidavit, and filing fee for the above referenced project. The developer for this project would like to subdivide this property into a zero -lot line patio home development. This project contains approximately 9.61 acres and is located at 13,201 Kanis Road. The lot sizes proposed are approximately 0.10 acres, and the developer is proposing sixty-four lots. The parcel is currently zoned R-2. The applicant is proposing to connect Teton Drive through to Kanis Road. The existing landowner is Lee Mari Burns with an address of 30 Tallyho Lane, Little Rock, Arkansas 72227, and the Source of Title is Instrument Number 2008-073152. The developer is H & D Homes, LLC LLC with an address of 12521 Kanis Road, Little Rock, Arkansas 72211, they have the land under contract. There are not any applicable existing covenants or restrictions on the land. The proposed source of water is from Central Arkansas Water with the wastewater disposal being collected by Little Rock Water Reclamation Authority. The owner is requesting a variance for advance grading the parcel with the construction of the infrastructure. This will reduce the amount of earthen material to be hauled across public city streets.
