THAT, WHEREAS, HSD Properties, LLC, an Arkansas limited liability company, ("HSD")
together with Teresa A. Griffith, individually, ("Griffith') are the respective owners of the following

in the City of Little Rock, Pulaski County, Arkansas, being a Subdivision

and -being shown on plat recorded in Plat Book 4, Page 6, records of
Pulaski County, Arkansas; and

WHEREAS. it has been deemed necessary to replat Tract 9 of the E.E. Coffer Suburban Plat so
that land can be added to said tract to encompass an existing swimming pool that encroaches on the
Griffith property, and this Replat and Bill of Assurance is executed for that purpose; and
WHEREAS, by Warranty Deed dated September 13, 2021 and recorded as instrument number
2021076819 in the real property records of Pulaski County, Arkansas on October 28, 2021 Griffith
conveyed to HSD that real property more particularly described in EDIT "A" attached hereto and
trade a part hereof (the '`Transferred Property"}; and
WHEREAS, the Transferred Property will be combined with E1/2 of the E1/2 of Tract 9 of the
E.E. Coffer's Suburban Plat and the resulting lots replatted as Lots 1 and 2 of the Dorothy J. Grable
Addition
Lot 1 Metes and Bounds Description:
The E1/2 E1/2 of Tract 9 of the E.E. Coffer's Suburban Plat, now in the City of Little
Rock, Pulaski County, Arkansas, being a Subdivision of the S 1/2 of the NEi/4 of Section
5, T 1-S, R-12 W, Pulaski County and being shown on plat recorded in plat Book 4, Page
6, records of Pulaski County, Arkansas and a Part of the S V2 of the NE 1/4, Section 5, T-1-
R-12-W, Pulaski County, Arkansas, all being described as follows: Beginning at the
Northeast comer of Tract 9 of the E.E. Coffer's Suburban Plat; thence N 88'01' 23" E, 44
feet; thence S 01°45' E, 269.5 feet; thence S 88'01'23" W, 107.75 feet; thence N 01°45'
W, 269.45 feet; thence N 87°58'31" E, 63.67 feet to the point of beginning.
Lot 2 Metes and Bounds Description:
Part of the S '/2 of the NE 1/4, Section 5, T-1-S, R-12-W, Pulaski County, Arkansas,
described as follows: Beginning at the Northeast comer of Tract 9 of the E.E. Coffer's
Suburban Plat; thence N 88'01' 23" E, 44 feet to the point of beginning; thence continue
N 88001'23" E, 180.8 feet; thence S 01°45' E, 269.5 feet; thence S 88'01'23" W, 180.8
feet; thence N 01°45' W, 269.5 feet to the point of beginning.

NOW, THEREFORE, HSD and Griffith, for and in consideration of the benefits to accrue to them,
their successors and assigns, which benefits they acknowledge to be of value, have caused to be made a
replat, showing a survey made by Timothy Cole Registered Land Surveyor, dated April 23, 2021 and
bearing a Certificate of Approval executed by the Planning Commission of the City of Little Rock, and
showing the boundaries and dimensions of the replatted property (the "Replat").
The land embraced in this Replat shall be forever known as Lots 1 and 2, Dorothy J, Grable Addition to the
City of Little Rock, Pulaski County, Arkansas ("Grable Addition"), and any and every deed of conveyance
describing same as shown on the Replat shall always be deemed a sufficient description thereof.
