THAT GX7 LITTLE ROCK RP RE LLC , an Arkansas limited liability company
(hereinafter called the "Owner"), is the owner of that certain real property located in Pulaski
County, Arkansas and being more particularly described on Exhibit A attached hereto and
incorporated herein by this reference (the "Property");
NOW THEREFORE, Owner, for and in consideration of the benefits to accrue to them,
their heirs, personal representatives, and assigns, which benefits Owner acknowledges to be of
value, has caused to be made a plat, showing a survey made by Daniel W. Havner, Registered
Land Surveyor dated June 2021, and recorded in the Office of the Circuit Clerk and Ex-Officio
Recorder of Pulaski County, Arkansas, as Instrument No. , and bearing a Certificate
of Approval executed by the appropriate officials of the City of Little Rock, Pulaski County,
Arkansas (the "City") and showing the boundaries and dimensions of the Property now being
replatted into one (1) lot to be forever named and known as "LOT 1, GLIDE XPRESS
SUBDIVISION, AN ADDITION TO THE CITY OF LITTLE ROCK, PULASKI COUNTY,
ARKANSAS", and certain right of way dedication areas (the "Plat").
WHEREAS, the Property will be developed in a manner consistent with the existing
restrictions and the requirements of the City and County;
There are shown on said Plat certain easements for drainage and/or utilities which Owner
hereby donates and dedicates to and for the use of public utilities, the same being, without limited
the generality of the foregoing, electric power, gas, telephone, water, sewer, and cable television
with the right hereby granted to the persons, firms, or corporations engaged in the supplying of
such utilities to use and occupy such easements, and to have free ingress and egress therefrom for
the installation, maintenance, repair and, replacement of such utility services. There are shown on
said Plat certain building setback lines and other easements and restrictions existing of record.

There is shown on the Plat a Right -of -Way Dedication along the NorthEastern property
line of Lot 1 which Owner donates and dedicates to the City of Little Rock, Pulaski County,
Arkansas, for additional Right of Way access.
The types of uses permitted on the Property shall be of a nature found in similar
developments in Little Rock, Arkansas, consistent with the zoning covering the lot.
That all lots shall hereafter be transferred in deeds bearing the lot number(s) of the GLIDE
XPRESS SUBDIVISION, and that such shall be a proper and sufficient description thereof.
That the owner(s) of the lot(s) shown on the Plat shall take their title subject to the rights
of the referenced public utilities thereon.
These covenants and restrictions on Lot 1 are to run with the land and shall be binding on
all parties and all persons claiming from the date these covenants and restrictions are recorded,
after which time said covenants and restrictions shall be automatically extended for successive
periods of 25 years, unless an instrument signed by the Owner (if still an owner of any portion of
the Property) or, if not, the then owners of all of the Property shown on the Plat, has been recorded,
agreeing to change said covenants and restrictions in whole or in part.
These covenants and restrictions shall not be amended, canceled, or supplemented unless
an instrument signed by the Owner (if still an owner of any portion of the Property) or, if not, the
then owners of all of the Property shown on the Plat, is placed on record agreeing to change the
covenants and restrictions in whole or in part, and any change must be approved by the City's
Planning Commission and/or the Pulaski County Planning Board, as circumstances might require.
In the event of any attempt to violate any of the covenants or restrictions herein, before the
expiration date hereof, it shall be lawful for any person or persons owning a lot of lots in said
addition to prosecute any proceedings in law or in equity against the person or persons violating
or attempting to violate any such covenant or restriction, and either to prevent him or them from
doing so or to recover damages or other dues for such violation.
The invalidation of any of these covenants or restrictions by judgment or court order shall
in no way affect any of the other provisions, which shall remain in full force and effect.
The filing of this Bill of Assurance and the Plat for record in the office of the Circuit Clerk
and Ex-Officio Recorder of Pulaski County, Arkansas, shall be a valid and complete delivery and
dedication of the streets and easements subject to the limitations herein.
