Legal Description: Part of the Southwest Quarter of the Northwest Quarter, Section 8, Township 2 North, Range 14 West, Pulaski County, Arkansas, being more particularly described as follows: Beginning at the Southeast corner of the SW1/4 of the NW1/4 of said Section 8; thence N 01°43'19" E, a distance of 369.74 feet; thence N 88'01'33" W, a distance of 393.14 feet; thence S 25°09'58" W. a distance of 393.80 feet; thence S 87°13'01" E, a distance of 549.91 feet to the point of beginning, containing 3.967 acres more or less. NOW THEREFORE WITNESSETH: That we, the said Von Christian and Wanda Christian, herein termed grantors, have caused said tract of land to be surveyed by Corey Finkbeiner, Arkansas Professional Surveyor No. 1695, and a plat thereof made which is identified by the title "Final Plat of Lots 1 and 2 Sheldon Place Subdivision an Addition to Pulaski County, Arkansas" and the date October 15, 2021 and by the signature of the said surveyor and the said grantors, and bears a Certificate of Approval executed by the Little Rock Planning Commission, and is on record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas, as Document Number, y -oZkc_79 Q and the grantors do hereby make this Bill of Assurance. The grantors do hereby certify that they have platted said real estate in accordance with said plat. The land embraced in said plat shall be forever known as designed on said plat; and every deed of conveyance for said property shall use this designation. The tiling of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex- officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the streets and easements shown on the said plat. All buildings constructed on said lot shall be constructed no nearer to the street than the building line shown on the plat, and all buildings shall be constructed in conformance with the Building Code and Zoning Ordinance of the City of Little Rock, Arkansas.
