WHEREAS, Wolfsbridge Leawood 1, LLC is the sole owner of the following
described property being part of Lots 18, 19 and 20 of Block 1 of Wolfsbridge at
Leawood, Phase II, and recorded in Instrument Number 2023017916 an Addition to the
City of Little Rock, Pulaski County, Arkansas, and desire to replat said Lots:
Lots 18, 19 and 20, Block 1 of Wolfsbridge at Leawood, Phase II; As
Recorded in Instrument No. 2023017916, Records of Pulaski County
Circuit Clerk.
And
Part of Tract G of Wolfsbridge at Leawood, Phase II; As Recorded in
Instrument No. 2023017916, Records of Pulaski County Circuit Clerk;
More Particularly described as follows: Conunencing at a Point Located at
the Northwest Corner of Lot 16, Block 1 of said Wolfsbridge at Leawood,
Phase II; Thence N87°52'06" W-10.00; Thence NO2°07'54" E-36.82';
Thence N25°53'38" E-73.64'; Thence N49°39'22" E-73.64'; Thence
N73025'07" E-36.82'; Thence S 16°34'53" E-10.00' to a Point Located at
the Northeast Corner of Said lot 20; Thence along the rear lines of said
Lots 18, 19 and 20 the following: (1) S73°25'07" W-34.71'; (2)
S49039'22" W-69.43'; (3) S25°53'38" W-69.43'; (4) S02007'54:
W-34.71'; Back to the Point of Beginning. Containing 0.0492 Acres,

NOW, THEREFORE, WITNESSETH:
That, the said Wolfsbridge Leawood 1, LLC= hereinafter termed grantor, has
caused said tract of land to be surveyed by Joe White & Associates, Inc., Registered
Professional Engineers, and a plat thereof made which is identified by the title as
Wolfsbridge at Leawood, Phase II, Littic Rock, Pulaski County, Arkansas and by the
signature of the said engineer and the said grantor, and bears a Certificate of Approval
executed by the , and is on record in the Office of the Circuit
Clerk and ex-officio Recorder of Pulaski County, Arkansas, as Instrument Number
2023017916, Plat Book Page and the grantor do hereby make this Bill
of Assurance.
The grantor does hereby certify that it has replatted said real estate in accordance
with said replat. The lands embraced in said replat shall be forever known as designed
on said replat; and every deed of conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and ex-officio Recorder of Pulaski County shall be a valid and complete delivery
and dedication of the streets and easements shown on the said plat.
All buildings constructed on said lots shall be constructed no nearer to the street
than the building line shown on the replat, and all buildings shall be constructed in
conformance with the Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
