Hope you had a good 4th!!! Working with the property owner of 1821 Jennings Road which is located just east of Arch Street and west of Ironton Cutoff. Property appears to be outside the city limits, but in the ETJ. Can you confirm that for me please? Total area is 8 acres. He wants to split the property into two pieces, both with frontage on Jennings Road. The red line would split the property 5 acres and 3 acres. The property is served by a water main along Jennings. Sewer would be provide by septic system. Is it possible we could do a lot split? Be sure there are Final Approval certificates for both the City and County. We will need a perc test for the 5 acre lot as it appears to be undeveloped. Dedicate any needed right of way to meet the City MSP for Jennings Road. Show the typical rear and side yard setbacks. Talked to Monte Moore at the city about the lot split on Jennings Road. I have attached a sketch of what the owner wants to do. It would be roughly 5 acres on the west and 3 acres on the east. Monte is good doing it as a lot split. He would like you to also sign the plat since it's in the County, but also in the ETJ. Does that work for you?
