Whereas, WOODLAND PARK OF LITTLE ROCK, LLC, is the sole owner of the following
described property Lots 21 and 27, Woodlands Park Subdivision, an addition to the City of Little Rock,

NOW, THEREFORE, WITNESSETH: 202-3
That we, the said owner, hereinafter termed grantor has caused said tract of land to be surveyed
by Benson J. LeBoeuf, Registered Professional Land Surveyor, and a plat thereof made which is
identified by the title Lots 21R and 27R Woodlands Park Subdivision, an Addition to the City of Little
Rock, Arkansas, being a Replat of Lots 21 and 27 Woodlands Park Subdivision, Little Rock, Arkansas
and the date and by the signature of the said surveyor and the said grantor
and bears a Certificate of Approval executed by the Little Rock Planning Commission, and is on record in
the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas, as Instrument No.
and the grantor does hereby make this Bill of Assurance.
The grantor does hereby certify that they have re -platted said real estate in accordance with said
plat. The lands embraced in said plat shall be forever known as designed on said plat; and every deed of
conveyance for said property shall use this designation.

The filing of the Bill of Assurance and plat for record in the office of the Circuit Clerk and Ex-
officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the streets
and easements shown on the said plat.
The purpose of this instrument is to correct the side building line on the hammerhead of
Woodlands Park Drive.
Developer caused to be filed in the office of the Circuit Cleric and Ex-Officio Recorder of Pulaski
County, Arkansas, a certain Bill of Assurance for Woodlands Park Subdivision as Instrument No. 2022
077382 on November 16, 2022 (same is hereafter referred to as Original Bill of Assurance), Plat #2022-
073 83
Developer hereby dedicates and declares the property described hereto and made a part hereof
and incorporated herein as though specifically set forth word for word, shall be held, transferred, sold,
conveyed and occupied subject to the covenants, restrictions, easements and charges as set forth in the
Original Bill of Assurance of Woodlands Park Subdivision, being Instrument No. 2022 077382 are
hereby incorporated herein as though set forth word for word and that the covenants, and restrictions shall
be applicable to Lots 21R and 27R Woodlands Park, a subdivision of the City of Little Rock Arkansas.
All buildings constructed on said lots shall be constructed no nearer to the street than the building
line shown on the plat, and all buildings shall be constructed in conformance with the Building Code and
Zoning Ordinances of the City of Little Rock, Arkansas.
